AB 1482 (Chiu) will place a severe cap of CPI + 7% on the ability to increase rents, The bill will also make it extremely difficult to evict problematic tenants by requiring a legal justification (Just Cause) for every eviction. Rental property owners and managers will have trouble evicting tenants who are bothersome, disruptive, or abusive to other tenants.
AB 1482 needs 21 votes on the Senate Floor to move back to the Assembly Floor, where the Assembly would then vote on the amended version of the bill. We are still fighting to stop the bill on the Senate Floor. All of our Orange County Senators have expressed opposition to AB 1482, but we still need your help.
The Senators below have indicated that they would vote "NO" on AB 1482 when it comes to the Senate Floor. Please call them to reinforce their NO vote:
- 916-651-4032 Archuleta
- 916-651-4012 Caballero
- 916-651-4005 Galgiani
- 916-651-4007 Glazer
- 916-651-4018 Hertzberg
- 916-651-4014 Hurtado
- 916-651-4025 Portantino

Let them know you are a member of the California Rental Housing Association (CalRHA) and that a yes vote would have a devastating impact on your business and your investment. Urge them to vote NO on AB-1482.
As a matter of protocol, Friday, September 6 is the last day any bill can be amended on the floor, and Friday, September 13 is the last day for each house to pass bills before the end of the Legislative Session. The Governor then has until October 13 to sign or veto any bill passed by the Legislature.
We will send additional
RED ALERTS
to ask for your further action when we know the exact date AB 1482 will be brought to the Senate Floor.
