Words I like: “Knowledge dispels fear.”

The “Real” Real Estate Minute:

You finally found the house you have been looking for.

Now someone’s crawling around your attic with a flashlight.

Welcome to the home inspection.

This part of the process can feel like a weird mix of relief and anxiety. But here’s the truth most buyers don’t hear:

Inspections aren’t pass/fail. They’re a deep dive into what you’re buying—and what it’ll take to maintain it down the road.

This isn’t about trying to find the “perfect” house. It’s about understanding the one you already love.

Here are five questions every smart buyer should ask during the inspection:

1) What are the biggest issues?

Let the inspector help you separate the dealbreakers from the honey-do list.

2) How does this compare to the average home you inspect?

This gives great perspective. Every house has quirks—what matters is how yours stacks up. Does this one have more or less than what should be expected of a house this age?

3) Should I bring in a specialist?

General inspectors are a first step. If they flag something big (roof, HVAC, electrical, etc.), it’s worth digging deeper.

4) Can you walk me through the major systems?

Think of it like a crash course in homeownership. Learn how things work now—you’ll thank yourself later.

5) What maintenance should I plan for in the next 1-3 years?

Every home has a to-do list. Better to know what’s coming than be surprised.

Bottom line: Inspections aren’t about scaring you away—they’re about preparing you to own confidently.
