REAL ESTATE NEWS IN SAN FRANCISCO

It's Spring Selling Season!

March kicks off the Spring selling season!

During this season, selling your home fast is always a good idea. The longer the home is on the market, the less valuable it becomes. To make a quick sale it is important that you understand the proper positioning that commands a strong sales price.

Make sure the your property is in a condition that can’t be used against you. Avoid giving the buyer an excuse for renegotiating on your price. When preparing your home for the market, you want to start focusing on the curb appeal. Make sure that your home inspires people to stop by the open house or schedule a tour. You can then start clearing living areas and depersonalize your space. It's important to keep everything clean and tidy for buyers. Such improvements surely get the highest return when going for a sale.

Lastly, reach out to the Minchen Team who are experts in this area and will offer expertise and guidance on how to obtain the most money when selling.

IMPORTANT INFORMATION
What is a Contingency?

A contingency is a condition that have to be met in order for the deal to be finalized. There may be contingencies that the loan must be approved or the appraised value must be near the final sale price. Typically, a buyer will reserve the right to recover her earnest money if the contingency is not satisfied. If a buyer submits an offer that includes an inspection contingency, the buyer has a specific period of time during which the buyer can inspect the home. So long as the buyer complied with the terms of the contingency, she can usually recover her earnest money.

By definition, a contingency is a provision in a real estate contract that makes the contract null and void if a certain event were to occur. Think of it as an escape clause that can be used under defined circumstances. It's also sometimes known as a condition.

SF HISTORY
KNOW MORE ABOUT HISTORY OF SAN FRANCISCO

The Golden Gate Bridge Isn’t Red. The official paint color is “International Orange.”
Before the bridge was built, the only practical short route between San Francisco and what is now Marin County was by boat across a section of San Francisco Bay. A ferry service began as early as 1820, with a regularly scheduled service beginning in the 1840s for the purpose of transporting water to San Francisco. Construction began on January 5, 1933. The project cost more than $35 million, and was completed ahead of schedule and $1.3 million under budget. The bridge's name was first used when the project was initially discussed in 1917 by Joseph Strauss, chief engineer in charge of overall design and construction of the bridge project.
