The July Market Report
Seven Mile Island’s second quarter of 2019 finished off much differently than the first quarter. The first quarter saw a fury of activity with an increase in unit sales island wide. The first quarter of 2019 experienced an increase in homes placed under contract in all categories except condominiums. The influx of new inventory in the single home market along with new opportunities in the townhome market fueled these sales. First quarter saw a 33% increase in single home sales with Avalon at 52%+. Townhome sales were ahead by 33% as well with a 40% increase in Avalon sales. 

The trend in single home sales, while slowing down in March as inventory mix changed, experienced an increase in April of 19%. Avalon was even with sales of 2018 while Stone Harbor picked up some of the slack of the first quarter with an 80% increase in single homes placed under contract. 

The townhome market continued strong performance in April exceeding 2018 numbers by 33%. The lack of single homes in the $800,000- $1,400,000 price range drove the buyer to the townhome property style. Sales of condominiums on the other hand continued to be down considerably (-65%) completely due to lack of inventory. 45% of the available condos in April were of the one bedroom floorplan most the condo-tel property style. This mix has continued to plague the condo category.

May is the first month this year we saw a downturn in sales as compared to the last three years – 28 total properties sold on the island as compared to 26 in 2018, 35 in 2017 and 31 in 2016. The shift in property values placed under contract impacted the average sale price in May as well. Average sale price across all property categories sat at $1,378,000 for May 2019 as compared to $1,984,000 in 2018; $1,517,100 in 2017 and $1,666,000 in 2016. In 2018 sales over $2.0 million represented 49% of total sales; 37% in 2016 and 26% in 2017. In 2019 sales over $2.0 million represented 23% of the total sales for the month. 76% of the sales in May 2019 were under $2.0 million.

June saw the largest drop in units placed under agreement with a 69% decrease in overall sales in Avalon. Stone Harbor saw the sale of two more homes than in June 2018; 8 as compared to 6. Four townhomes sold as compared to six in 2018; 4 condos compared to 6 in 2018. Single home sales sat at 7 in Avalon compared to 12 in 2018. Inventory continues to specifically plague the townhome and condo market with only 3 – 3 bedroom condos for sale as of 7/1 and ZERO townhomes that are not Bayfront.

In 2018 Avalon had 4 sales over $3.0 million – in 2019 only 1. Sales $2.0-$3.0 were similar in number 4 in 2019 and 3 in 2018.

June sales in Stone Harbor while slightly ahead of those in 2018, saw a drop in average sale price by 80%. This is are reflection of a shift in the sale of lower price homes. Stone Harbor continues to be plagued by lack of townhome and condo properties to sell along with single homes in the under $2.0 price range.

The Ferguson Dechert team continued to dominate Avalon sales boasting 62.5% of the sales and 25% of the listings. In total transactions our team participated on both sides of the transaction 25% of the time.

July and August are historically the most productive sales months on Seven Mile Island. Vacationers become buyers while in town. Higher end sales generally occur deep in the summer months. Key to re-capturing the positive trend of the first quarter will be well balanced inventory. Buyer’s purchasing power continues to be strong with continued reduced rates well beyond those of 2018.
