Happy Spring! Yes, it is just two weeks away along with St. Paddy’s Day and, of course, Shop-A-Holics Weekend in Avalon and Shhhiver in Stone Harbor. The spring buying and vacation rental season are in full-bloom. The month of February saw the two highest priced sales of the year, an Avalon beach-block in the south end listed for $4,750,000 and my one-of-a-kind Bayfront in Stone Harbor listed for $4,350,000. A long time listed vacant lot in the Bayberry Drive section also went pending (listed for $2,549,000). Right down the street is a new home listed for over $10.0 million; with another one to come in the near future. Truly the “Rodeo Drive” of Avalon.

Inventory levels are down year over year, single home levels are off 12.5% in Avalon and 61% in Stone Harbor! Condo/townhome levels are off 18.7% in Avalon and 27.7% in Stone Harbor. Clearly the addition of new homes will fuel the market and answer the demand of today’s buyers.
