Your MVCA Needs You!
|
This year's annual general meeting of your Manotick Village and Community Association is an opportunity for our 560 members to come out and vote for four officers of the board to join the one continuing officer in leading your community association over the next two years.
The MVCA is looking for an exceptional person to be our VP of Communications. For more information about the job and its requirements, please contact the Nominating Committee Chair, Mr. Giulio Maffini, at info@manotickvca.org .
Your community association is also looking for members to express an interest in joining the MVCA board as directors. Directors will be elected by the board officers in the months following the AGM. We are also looking for people to volunteer their time on one or more of the many MVCA activities, events and projects. Your MVCA is an all- volunteer community association and we encourage members to help out in their areas of interest. We welcome members to assist with MVCA events, with our web-site and Facebook page, with reviewing city policy documents and proposals going to council that may affect Manotick, with community-driven initiatives such as MVCA's road safety program, working with other Manotick groups, representing the MVCA on environmental assessments for planned new roads and widening of existing roads, reviewing development applications and more.
Please come to the meeting on June 7th at 7 p.m. at the Manotick Arena to learn more about the MVCA, to vote for its officers and to express interest in volunteering.

Regional Group's Plans for Small Bungalows in Manotick
|
Area residents who want to remain in Manotick when the time comes to downsize have been asking for small bungalows inside the village boundary. Manotick's updated Secondary Plan identified two development areas where this could potentially happen and the Regional Group is the first to step up with draft plans for an adult lifestyle community of 86 bungalows at Manotick Main and Kelly Marie Drive.
On Monday May 2nd, Councillor Moffatt hosted a community pre-consultation meeting with David Kardish, VP Land, Regional Group; Erin O'Connor, Development Planner, Regional Group; and Jack Sterling, Consultant. Also invited were Donna Smith (Executive Director MBIA), Mr. W Freitag (resident living next to the development), Noel Norenius (President MCPRA ), and Klaus Beltzner (President MVCA).
Draft plans were presented at this pre-consultation meeting as the first step in involving the community to help shape a development application, which is expected to be submitted to the city this summer. Plans are underway to organize a general public meeting in Manotick this summer as well.
Earlier concept plans went through a number of iterations to address some issues before a draft site plan could be prepared for discussion with the community. Early stumbling blocks included resolving the issue of about 200 butternut trees on the property with the provincial environment ministry, the location and sizing of a sanitary sewage pumping station (the city said it had to be large enough to include Island View Drive properties), and design of the road network.
The draft plan is for 56 bungalow towns (groups of two or three attached houses), 25 single bungalows and 5 waterfront bungalows. Lot sizes are 50' for waterfront, 42' for internal singles, 32'/33' for two-house towns and 30' for 3-house towns. The draft plans include a sidewalk on the internal road connecting with Manotick Main and Kelly Marie. A waterfront park is located at the southeast corner adjacent to Kelly Marie. Under recent rule changes, the Regional Group is responsible for building the park and there is a separate process, directed by the city's parks department, that also includes public consultations. The concept is for a passive park with benches. There could possibly be a small club house/community centre.
VP David Kardish told the community leaders that he is looking forward to working with Manotick to make the proposed bungalow development a very attractive adult lifestyle community. It was his company that built the much sought-after Village Walk development.
The MVCA will be posting an updated electronic copy of the draft plan for the adult lifestyle community proposal by the Regional Group at Kelly Marie Drive as soon as it becomes available.
To give residents an idea of the kind of bungalows planned, pictures of bungalows in existing Regional EQ communities in Ottawa and surrounding areas can be seen at http://www.eqhomes.ca/home/ . The names of models shown at the pre-consultation meeting included: Pebble Beach, Berkley, Royal Ottawa, Summerside, Del Mar, Pinehurst and Dumont. Sketches of models proposed for Manotick will be updated and there will be freshened versions that reflect Manotick's heritage village character.
Watch this column for regular updates on this exciting development for smaller bungalows in Manotick.
