TimesUnion did a full blown feature article on my listing with multiple pictures! Serious score! It's rolling pretty hot on Instagram right now too (@hudsonvalleynest). At last check over 12,000 reached from the promotion I'm running. Shares and messages are my focus. My Instagram messenger has been extremely active with requests for documentation and showings.

December is historically the slowest month in real estate. Not at 52 Allhusen in New Paltz! I have been accompanying multiple showings every day except Christmas since it listed little over a week ago.

Quick Stats

Main barn built circa 1790. Total square footage, approximately 4,000 square feet. Make no bones about it, this barn is begging for restoration, but the historic detail and solid stone foundation could reward the willing.

32 acres in rural residential 1.5 acre zoning. One acre surrounds the barn. Approximately 15 acres of decommissioned vineyard and 16 acres of mixed meadows and woodland with stone wall complete the picturesque setting. Current agricultural exemption for 15 orchard acres on property lowers assessment by approximately $68,000.

For those interested in building, this parcel has the potential to yield up to approximately 20 lots.

As my clients (and self!) prefer solid and thoughtful offers, the sellers have agreed to an offering window to allow time for adequate consideration with holidays factored to keep this sane. Offer submissions are requested by January 7th.

Did someone say cheers?! Be back after the holidays with a year end performance wrap up. Happy holidays all!
