NAR 2025 Profile of Home Buyers, Sellers Reveals Market Extremes
The housing market is increasingly split between extremes: equity-rich, all-cash buyers are at an all-time high, while cash-strapped first-time buyers are at a record low, according to the National Association of REALTORS'® (NAR) newly released 2025 Profile of Home Buyers & Sellers.
First-time buyers now make up just 21% of the market—the lowest share since 1981—and the median age of first-time buyers has climbed to a record 40. In contrast, repeat buyers are leveraging strong equity positions, with nearly one in three purchasing homes entirely in cash, bypassing traditional financing.
