Reno-Sparks Median Home Prices for the Last 13 Months
I stopped doing my weekly emails about six months ago, due to health issues. Now, I am recovering very well and ready to talk about Reno-Sparks Real Estate again.

The first half of 2022 was a very good time for sellers. Now for the first time in several years - it is starting to look like a good time for buyers.
Historically, almost every year the best time for buyers is the Winter (Holiday season - Thanksgiving through the Super Bowl) and Spring is the best season for sellers.
For most buyers, the 900 lb Gorilla in the room is current interest rates. Cash buyers do not have this problem and if a buyer has the resources to pay off in 5 years, if necessary - a 5/1 ARM loan could work.
I have seen a number of listings lately that offer $10,000.00 rate buy down from the seller to the buyer. This is negotiable and some sellers will agree in this market.
