Review times and staff furloughs

Did you know? We update our average plan review times for initial submittals quarterly. We know that the ability to estimate permitting timelines is an important factor in managing your project. While we strive to provide accurate estimates based on current averages, actual review times may vary by project. Check your plan review status >>

It is also important to note that mandatory staff furlough days may affect your review time as well as inspections. For example, during a furlough week same-day and after-hours inspections cannot be scheduled due to the amount of hours our inspectors are able to work during a furlough week. Thank you for your patience and understanding.
New submittal instructions for quick permit applications

Please note that applications for quick permits are no longer being accepted via the quick permits email address. Most new submittals are required to be submitted online via e-permits.
 
Only the following project types are being accepted via email:




Follow the steps below to apply for a quick permit in e-permits:
 
  1. Visit denvergov.org/epermits and click “enter e-permits.” First-time users will need to create an account
  2. In e-permits, go to Development Services > Apply for a permit.
  3. Select appropriate permit type under “Quick Permits.”
  4. Follow the prompts to submit contact information, project details, and upload documents.

Denver Green Code pilot program: Incentives for single-family/duplex projects

In July, CPD launched a pilot program that will incentivize five large commercial projects that build according to the new Denver Green CodeBut what if your project is not accepted into the program? Great news! All new detached single-unit homes and duplex construction projects (excluding master and type approved projects) that follow the Denver Green Code between November 1, 2020 and January 31, 2021 will receive expedited reviews, but will not receive fee reductions. However, if the project qualifies as affordable housing, it may be eligible for a partial fee reduction.

New IECC checklist coming soon

On November 1, CPD will roll out our new International Energy Conservation Code (IECC) checklist. All new commercial and residential construction and tenant finish projects over 10,000 square feet will be required to submit this checklist starting on December 1.

New zoning code clarification and an updated determination

This zoning admin policy clarification is consistent with Governor Jared Polis’ request to suspend limits on unrelated people who can live together to prevent homelessness among those who might be evicted or displaced during the pandemic, effective immediately.

This unlisted primary use determination was updated to better align with the pending Group Living ordinance regarding minimum off-street parking requirements. The determination now requires a minimum two off-street parking spaces with the establishment of a new FHA Group Home.

Denver smart leasing webinar: Unlocking value in class B and C office buildings

TOMORROW, October 27 | 10-11 a.m.
 
A recent report from BOMA International, Urban Land Institute, and Rocky Mountain Institute found that Class B and C building owners could save up to 35% of energy costs through no-and-low cost efficiency improvements with a short payback period.
This webinar, hosted through a collaboration between Denver Smart Leasing, BOMA Denver Metro, and Urban Land Institute, will explore ways that Class B and C building owners can unlock value through energy efficiency and green leasing.

Colorado Energy Office training sessions

The Colorado Energy Office is providing free training on the 2018 and 2021 International Energy Conservation Code (IECC). Training topics are relevant to architects and designers, contractors, energy consultants, HERS raters, permit counter technicians, plans reviewers and inspectors.

Please note that these training sessions are not specific to Denver and the 2019 Denver Building and Fire Code.
