May 3 Marked Construction of 97 Apartments
Big Sky Community Housing Trust hosted a community-wide groundbreaking event on May 3 to kick off construction of RiverView Place, the town’s newest community housing development designed for low to moderate income locals. All the housing will be deed-restricted and prohibited from being rented on a short-term basis.

“Today’s groundbreaking is a testament to what a small but dedicated community can accomplish to bring affordable housing online for those who live and work year-round in Big Sky,” said David O’Connor, BSCHT Executive Director.

The RiverView development will have one-, two-, and three-bedroom options and will house 387 Big Sky locals.

Homeowners or buyers who participate in Good Deeds receive cash in exchange for placing a permanent deed restriction on their property.
The deed restriction requires one occupant to work full-time in Big Sky and transfers with ownership.
Homeowners who participate in Rent Local receive cash in exchange for flipping their vacation rental or vacant property into a home for local workers.
Homeowners must lease for a minimum of one year to receive a cash incentive.
The "Households by AMI" graph from BSCHT's 2022 Housing Study represents the distribution of households in Big Sky who rent or own based on the households' *AMI, or median income.

RENTING NOTE: Over 60% of renters earn BELOW the median income for the region. The current rental market is affordable for families earning 110% AMI or more, if units can be found. OWNERSHIP NOTE: Only 18% of current owners earn over 300% AMI ($304,380), which is the income needed to afford the median priced condo sold in 2022.
*AMI: The U.S. Department of Housing and Urban Development (HUD) determines the Area Median Income for every county in the U.S. on an annual basis. Area Median Income, known as AMI, is the midpoint in income for households in a region. If you line up each household from poorest to wealthiest, the middle is 100% AMI.
Photo (by Bright Side Photo & Video): On April 5 and 6, BSCHT's board and staff met with Agnew Beck Consulting to begin outlining a strategic plan to address the community's housing needs. BSCHT will formally publish its strategic plan during the summer of 2023.

"Community digs ‘a milestone’ for Big Sky housing"

"Local leaders dug shovels into Big Sky’s next major workforce housing project on Wednesday, May 3.

Construction of the RiverView apartment complex “will definitely be known for years to come as a milestone for the Big Sky Community,” said David O’Connor, Big Sky Community Housing Trust executive director. He took the podium to welcome attendees, adding context to the sunny spring afternoon.

RiverView will include 97 units, totaling 387 bedrooms reserved for income-qualified members of Big Sky’s resident workforce. One quarter of those units will be rented by the Housing Trust—administered federally by the Low-Income Housing Tax Credit Program and on a state level by the Montana Board of Housing."
