1. Visible Water Damage or Leaks

Persistent leaks or signs of water stains on ceilings or walls indicate moisture is making its way through the roofing system. Even small leaks can lead to mold growth, damaged insulation, and structural deterioration if left unchecked.

2. Blistering or Bubbling

If your roof has areas that appear bubbled or blistered, it may be a sign of trapped moisture between layers or poor ventilation. This can weaken the membrane and reduce the roof’s lifespan.

3. Cracks, Tears, or Open Seams

Over time, roofing materials can become brittle or shift due to temperature fluctuations. Cracks, rips, and open seams can allow water to infiltrate and compromise the integrity of your roof.

4. Ponding Water

Flat roofs are especially susceptible to ponding water after rain. If water doesn’t drain properly within 48 hours, it can accelerate material breakdown and increase the risk of leaks.

5. Loose or Missing Flashing

Flashing helps seal the roof around vents, HVAC units, and edges. If flashing becomes loose, bent, or missing, it creates vulnerable points for water intrusion.

Keystone Engineering recently completed a comprehensive structural inspection at Sea Turtle Condominium, located in beautiful Cape Canaveral, Florida. This inspection plays a critical role in preserving the safety, structural integrity, and long-term value of the property - especially in Florida’s coastal environment, where exposure to salt air and humidity can accelerate wear and damage.

A Closer Look at the Scope

Our team performed both visual and acoustic inspections throughout the property, ensuring no detail was overlooked. The inspection covered:

All balconies
Exterior walkways
Stairs and walls
Slab floor finishes
Safety railings
Screen enclosures
Sliding glass doors and windows

Each element was evaluated for signs of deterioration, safety concerns, and structural wear. Acoustic testing helped us detect sub-surface concerns not visible to the eye - such as delamination and concrete spalling, often caused by corrosion of embedded reinforcing steel.
