Introducing ADUgo

Impactful Investment Opportunity Available

NPHS has taken a pioneering step in addressing the existing gap in financing options for low-income homeowners by introducing an innovative ADU loan product, "ADUgo." With a firm commitment to fostering equitable housing solutions, NPHS has recognized the need to support Accessory Dwelling Units (ADUs) to enhance affordable housing options. Through "ADUgo," NPHS aims to empower low-income homeowners to develop ADUs and augment their income potential while addressing the housing shortage. This endeavor emphasizes NPHS's dedication to community development and opens doors for financial institutions to participate in a socially impactful initiative that simultaneously promotes economic growth and affordable housing. Our ADUgo loan is available to income-eligible homeowners purchasing a factory-built ADU through Homes by NPHS LLC.

To learn more about our ADUgo CDFI investment opportunity please contact Jesse Ibarra, Chief Business Officer, at jesse@nphsinc.org or (909)-983-4921.

Factory-Built Single-Family and ADUs Available Through Homes by NPHS, LLC

Today’s factory-built Single-Family Homes and ADUs are handcrafted in dedicated home-building facilities, staffed, and supervised by professional teams in a secure environment. Homes are built indoors (meaning no weather delays) and factories allow for a greater degree of quality control for each home built. These facilities can build homes in a much faster and more cost-effective way than traditional home builders, meaning less cost for your new home.

Advances in offsite construction housing technology have made factory-built homes a more appealing homeownership option on many levels. This innovation offers customizable, energy-efficient, quality homes built faster, less expensive, and constructed using environmentally friendly building techniques.

These major advances make the access and construction of these homes more readily available and accessible to the everyday homebuyer and homeowner. NPHS is taking advantage of these modern innovations, and connecting homeowners to an array of stylish and affordable factory-built single-family homes and designer ADU cottages.

For more information or to purchase units, please contact RaShawna Fahie, Manufactured Housing Program Manager at (909) 204-7459 or at rashawna@nphsinc.org.

Advancing Climate Adaptive and Resilient Homeownership

Gateway Demonstration Project to Showcase Climate Resiliency

Located in the City of San Bernardino, Homes by NPHS’ Gateway Demonstration Project sets to push the union between factory-built technology and innovative community development strategies to create and preserve sustainable and affordable homeownership while furthering climate resiliency.

“The Gateway Demonstration Project is a unique affordable housing project that wonderfully blends many innovations and strategies that we’ve learned and deployed across our many other housing developments,” says NPHS Chief Business Officer, Jesse Ibarra.

Gateway blends a factory-built single-family home and an accessory dwelling unit (ADU) and is one of the many homes pushing forward NPHS' Climate Adaptive and Resilient Homeownership strategy. In response to the urgent need for sustainable and climate-resilient housing solutions, NPHS has developed a comprehensive framework that addresses the challenges posed by a changing climate. This framework is rooted in principles of eco-friendly construction, energy efficiency, integrated health features, wildfire resiliency, and equity.

Factory-Built Single Family Home

1,462 Square Feet

Factory-Built ADU

800 Square Feet

The heart of our framework lies in its comprehensive approach to mitigating the effects of climate on the built environment.

Eco-friendly Construction

Utilize eco-friendly materials in combination with manufactured housing construction, to ensure minimal environmental impact while maximizing the efficiency of the home construction process.

Energy Efficiency

Leverage solar energy and energy storage systems, to create homes that are both sustainable and self-sufficient, reducing carbon footprints and utility costs.

Health Features

Integrate healthy features such as universal design, indoor air quality monitors, and anti-allergen materials to promote a healthier living environment for homeowners.

Wildfire Resiliency

Build with resiliency in mind by incorporating construction specifications that meet the Wildfire and Wildland Urban Interface (WUI) requirements to mitigate wildfire risks.

Equity

Enhance the influence of sustainable and climate-resilient homeownership within communities of color to foster greater inclusivity and equity in our neighborhoods.

Our Climate Adaptive and Resilient Homeownership framework helps guide NPHS to create pathways to climate resiliency while addressing climate disparities in communities of color.
