Welcome to the Summer 2021 issue of the Rose Report. We have been enjoying getting out and interacting with our clients now that COVID vaccines are widely available and in-person restrictions are being reduced. If we haven't seen you lately, we look forward to re-connecting and assisting you in the economic recovery.
OUTDOOR ECONOMY BOOMING

Through the pandemic we’ve really learned the importance of outdoor spaces and of allowing people to gather effectively. In previous Rose Reports, we’ve discussed innovation through crisis and we’ve seen this in action recently, particularly in real estate. There had been a growing interest in outdoor spaces pre-pandemic, but COVID restrictions accelerated the shift in building design and focus to outdoor spaces.

According to a report by the U.S. Bureau of Economic Analysis, new U.S. data show that the outdoor recreation economy accounted for 2.1 percent ($459.8 billion) of current-dollar gross domestic product (GDP) for the nation in 2019. Expectations are that this will be even higher in 2020.

In 1999, the Project for Public Spaces talked about “How to turn a place around” and while the topic was discussed more than 20 years ago, it remains relevant today. This article offers Placemaking tips for creating sustainable public spaces that foster strong communities.

We’ve always known that real estate follows human behavior, and the pandemic really brought this to the forefront. We have seen its impact in all mountain and coastal regions of the Carolinas.

Congratulations to Kathleen Rose for being honored as a 2021 ULI Women's Leadership Initiative Champion in real estate development, land use and city-building. What does mobility look like in the future? Kathleen Rose participated in a stakeholder focus group as part of the Transformational Mobility Network economic impact study. The meeting was moderated by leaders at NC State's Institute for Transportation Research and Education and focused on how mobility in the region should evolve. An important topic for the Charlotte region - watch for updates on its report.

ATTENTION Farm Owners: Farms that have been in continuous family ownership for 100 years or more have an opportunity to be recognized by the state as a Century Farm Family. Nearly 2,000 farms representing 97 of the state's 100 counties are in the program, which is run by the N.C. Agriculture Department's Century Farm Program. This year, the N.C. State Fair will host an event on Oct. 18 to honor Century Farm families for their contributions to the state's rich agricultural heritage and celebrate the program's 50th anniversary. Century Farms are an elite group, representing a small fraction of the 52,000 farms statewide. Apply here.
Advisory Project Updates
Concord, NC - Residents were invited to participate in a community input survey regarding the George W. Liles Parkway Small Area Plan.

Kathleen Rose with Rose & Associates participated in a virtual community meeting last year (watch it here) and gave an update on market conditions and demographics. Rose helped put together the 2005 Concord Parkway/Roberta Church Road Small Area Plan, near the Grounds business park, which is in the final stages of review and approval by the City of Concord.

Statesville, NC - The Rose teamed with Clarion Associates in the updated Comprehensive Land Use Plan which is now in final review and adoption. This city located at the intersection of Interstates 40 and 77, which is fast becoming a competitive industrial market as many recent announcements can attest.

Harnett County, NC - Rose Associates was retained to update Harnett County's economic development plan and provide a 5-year strategy for growth in the dynamic market along the Cape Fear River between Raleigh and Fort Bragg. It is home to Campbell University and is expanding its life sciences footprint. It facilitated a Summit in June with guest speakers. A draft Plan is pending.
Where's Daniel?
On the road again....
With pandemic restrictions easing, Daniel hit the road on a few different assignments:

Brokerage: In search of the perfect site, Daniel is working with a regional franchise in finding a new location - who doesn't love ice cream or frozen custard?!

Consulting: Daniel joined the team on a tour of Harnett County, where Rose Associates assisted in facilitating an Economic Development Summit with community and business leaders. Guest speakers included Peter Frandano, CCIM, who provided insights on his new book: Endurance Real Estate, and Garrett Wycoff, Director of Business Recruitment for the Economic Development Partnership of North Carolina.

Where will Daniel travel to next? Look for him in Elkin, NC, the heart of Carolina wine country, assisting on a historic renovation project.
