Feb 29: How will you spend your extra day this year?

Charleston real estate sales in 2023 were similar to the rest of the country. We were down 15.4% in transactions compared to 2022. Higher mortgage rates were the main reason for slow sales. Mortgage rates are now about 6.5%. But they spent some time around the 8% mark in 2023.

The Federal Reserve announced that their plans for 2024 were to see 3 possible rate reductions. They feel like they are seeing signs of a soft landing where they have been able to reduce inflation without sending the economy into a recession.

The median sales price did go up 2.2% to $414k. But that’s not much compared to the 45% home prices that had gone up over the 3 years in Charleston.

You read that correctly. The value of your Charleston home may have increased up to 45% since its pre-2020 value.

Another strong indicator our real estate market will continue to thrive, the Charleston area economy has been doing great! Highlights:

  • Breeze Airways announced it is returning nonstop summer seasonal between Charleston and LA beginning May 3.
  • Charleston International Airport set a record in 2023 with more than 6M travelers.
  • Tesla will open a regional distribution center in Greenville in 2024.
  • Baywood Hotels plans to develop 117 guest rooms on 4 floors in Nexton in Summerville.
  • Redwood Materials, a producer and recycler of anode and cathode battery components for electric vehicles, announced it is breaking ground for the first phase of construction at its Battery Materials Campus. The entire project is set for 600 acres and a $3.5B investment in Berkeley County. It’s estimated that 1500 people will be employed within the next 10 years.
  • SHL Medical, a Switzerland-based provider of advanced drug delivery solutions, is building a $150M facility in North Charleston.
  • Nix Development received financing for a $26M 72-unit affordable senior housing community planned for Johns Island.
  • The Beach Company announced that Hutton and Home would move into the ground floor retail space of the Jasper.
