A few key highlights:

 

  • Although occupancy increased between November and December, the rate (87.7%) clearly indicates a tenant’s market. And rent growth over the past 12 months is negative. That said, - 1.4% is not so concerning compared to Austin’s -5.3%. Of the 12 Sunbelt markets tracked, only Houston has seen positive rental rate growth. The other nine markets are Dallas/Fort Worth, Jacksonville, Orlando, Atlanta, Tampa, Nashville, Charlotte (NC), Raleigh/Durham, and Phoenix.


  • Industry principal Bruce McClenny, expects that the oversupply of units across the 12 markets will lead to flat overall rent growth this year, although he points out that oversupply can be countered by job growth and economic development.
