Increased pedestrian safety. Making room for multi-modal transportation. Improved accessibility. Those all sounds like great ideas. SAHBA is aligned with the City of Tucson in finding opportunities to build “complete streets.” But do these ideas make sense for residential projects? Who pays for the implementation? Will it increase our taxes and/or decrease housing affordability? These are all things SAHBA is trying to determine.

Arizona’s Drought Contingency Plan (DCP) took a monumental step forward last week when the legislature passed a package of bills necessary to move the plan forward.

Included in the legislative action was a joint resolution authorizing the Director of the Department of Water Resources to sign DCP agreements on behalf of the state. This will be done in conjunction with the other Colorado River basin states and require federal legislation. In short, DCP is not done but the finish line is in sight.

Some good news for home builders and related professions - Upon the Governor’s signing of the legislation, the Gila River Indian Community signed an agreement with the Central Arizona Ground Water Replenishment District (CAGRD) that would provide an annual renewable supply of approximately 30k acre feet per year for 25 years. This is a BIG deal as development relies heavily on the CAGRD.

Spotlight Member...Cindy Lipphardt

Cindy Lipphardt started her career in real estate selling resale homes in 2005. Five years later she decided to make the change to new construction when she took a position as a Sales Associate with Richmond American Homes .

As a Sales Associate Cindy became a both a Trainer & Team Captain and was promoted to Sales Manager in 2015. Most recently, Cindy was promoted to Director of Sales for the Tucson Division.

Cindy has a passion for selling new homes. "I always love selling the positives of buying new and watching a buyer’s dream start on paper and then continue with their building process, even after they have moved in to their beautiful new home".

Additionally, Cindy says "It’s been great watching the Tucson Division grow and I’m proud to be a part of this great team"!

Why Wage Growth Is So Lousy?

While the most recent jobs report showed the unemployment rate at 4.0% — the lowest rate in almost 50 years — it also showed annual wage gains running at just 3.2%. While that is the best rate of growth in over a decade, late in the last business cycle, wage gains were over 4%, and at the height of the dot.com bubble, wage gains were over 5% a year. Shouldn’t the current tight job market result in faster wage growth as employers compete for increasingly scarce workers? The answer is “not really,” and it’s for several reasons.
