Senate Bill (SB) 79 is a 2025 California law (effective July 1, 2026) that mandates "by-right" approval for high-density, mixed-income housing within a half-mile of major transit stops. It aims to reduce urban sprawl and increase housing supply by allowing taller, denser development in transit-rich areas.
