25 Small Businesses 'Opened for Business'

Twenty-five small business owners received a certificate of occupancy/written authorization to ‘Open for Business’ from the Department of Development Services Small Business Project Management (SBPM) Program in January 2023.

 

The SBPM Program supports entrepreneurs through the commercial real estate process, which starts with expert knowledge sharing to providing specialized technical assistance to ensure the building meets all safety regulations and is safe to ‘Open for Business.’


“Determining the existing condition of a selected property and how its current business use type may apply to a future building use is essential, before signing a lease. To confirm the findings and determine how big an impact it may make, we strongly encourage all customers to contact the SBPM Program team,” shared Mandi Spina, Acting Director, Department of Development Services.

 

Owning and operating a restaurant is a dream of many entrepreneurs. Like all business owners, aspiring restauranteurs must choose a location with a demographic and income to support it.


Choosing a location and leasing a commercial space is an indicator that the initial steps of obtaining financing for the business plan and restaurant concept were successful. Choosing the right location for a restaurant or other food service can seem daunting, given the complex safety regulations, permits and requirements for food preparation and service.

 

In January, 5 new food venues opened: Hangry Joe’s Hot Chicken at 14111 Richmond Hwy, Woodbridge; Southern Style Chicken and Waffle at 8124 Sudley Rd, Manassas; Lapaz African Cuisine at 8041 Centreville Rd, Manassas; Shahzad Essa Food Inc at 13871 Smoketown Rd, Woodbridge; and Cold Stone Creamery, 16434 Navigation Dr, Woodbridge.

 

In Gainesville, Bash Boxing fitness studio, opened at 7637 Linton Hall Rd, conveniently located within Virginia Gateway shopping mall, which also has more exciting venue options coming soon.

 

Other neighboring small business owners ‘open for business’ are Postal Plus, at 7551 Somerset Crossing Dr, JES Construction at 7940 Gainsford Ct, Legacy Wealth Management at suite 100, 10432 Balls Ford Rd, Flagship Car Wash at 11790 Sudley Manor Drive, Shafaq LLC at 5501 Merchants View Square and 24-7 Cleaners at 7913 Heritage Village Plaza. Smoke and Vape, LLC has opened at 13625 Dumfries Rd, Manassas.


New in Haymarket are Broad Run Accounting Service Inc in suite 105 and Anita Sadlack State Farm Insurance in suite 201 at 14540 John Marshall Hwy.

 

In Dale City, Casa Pediatrics celebrated its expansion and opened its new adjoining space in suite 301, 14130 Noblewood Plaza, along with Kenko LLC. The company’s principal address is suite 306.

 

HAA Insurance Agency LLC has opened at suite 201, 1346 Old Bridge Rd. Nearby are Captiveaire Systems Inc. and Georgia Rose Hair Care & Modeling which opened in suite 101, 1376 Old Bridge Rd. Bare LLC is now open at suite 201, 1384 Old Bridge Rd.

 

Coast to Coast Interiors LLC, moved into suite 108, 14000 Crown Ct at Prince William Commons. Boxing It Up LLC is at 2849 PS Business Center and Romelia RGC Home Services, has moved to 13412 Richmond Hwy, Woodbridge.

Small Business Project Management Program

Since 2018, the Prince William County Department of Development Services' Small Business Project Management Program has served more than 1,802 small business owners. The County recognizes real estate decisions are critical to businesses, not only from a financial perspective, but for the ability to attract customers, access a quality workforce, establish their brand, build community partnerships, and operate in a stable and predictable government environment. The Prince William County Board of County Supervisors adopted and funded an initiative to enhance the level of services for small business owners, startups, and entrepreneurs in FY2019. The Department spearheaded the initiative to improve entrepreneurs’ and small business owners’ experience within the County development process and launched the Small Business Project Management Program in October 2018.
