San Antonio Buyers Gain Ground as Prices Cool and Inventory Grows
The latest September housing data from Realtor.com shows that the San Antonio–New Braunfels market continues to favor buyers, with more inventory, softer asking prices, and additional negotiating opportunities.
Active listings increased 5.9% year over year to 14,105 homes, while the median list price declined 2.9% to $320,374. That's a larger price decline than the national average of 1.4%.
Another number worth watching: more than 25% of active listings have experienced a price reduction, compared with approximately 21% nationally. Homes are also spending a median of 71 days on the market, 10 days longer than the national average.
My takeaway: Buyers continue to have choices and negotiating power, but that doesn't mean homes aren't selling. For sellers, pricing correctly from the beginning, preparing the property, and having a strong marketing strategy remain critical. Today's buyers recognize value, and overpriced homes are having a harder time competing.
