Q4 2018 vs Q4 2017
The biggest increase in median sales price for Single Family Homes was for District 10 (Bayview, Excelsior, Portola, Visitation Valley, etc.) , with an increase in median price from Q4 2017 to Q4 2018 of 14%! District 7 ( Pacific Heights , Presidio Terrace , Presidio Heights , Cow Hollow and The Marina ) retains the highest median price at $4,600,000 (which is actually down 2% from Q4 2017), and District 10 ( Bayview , Excelsior , Crocker Amazon , Outer Mission , etc. ) remains
the lowest median price at $1,083,000.
Single Family Homes - Price per Square Foot by District:
Q4 2018 vs Q4 2017
For single family homes, the highest price per square foot is District 7 ( Pacific Heights , Presidio Terrace , Presidio Heights , Cow Hollow and The Marina ) at $1,374/sq ft (down 6% from Q4 2017) and the lowest is District 10 ( Excelsior , Outer Mission , Mission Terrace , Bayview , etc.) at $724/sq ft (up 0.6% from Q4 2017). The prize for largest year over year increase in price per square foot for the quarter goes to District 8 ( Telegraph Hill, Nob Hill, Russian Hill - and also The Financial District, Tenderloin, Union Square, etc. , but not as many SFHs there) with a 20% increase from Q4 2017 to Q4 2018. It's important to note that this is based
on a sample size of only 6 properties.
Median Price Condos by District: Q4 2018 vs. Q4 2017
The biggest increase in median price for condos was for District 2 ( Sunset, Parkside, Golden Gate Heights, etc. ) at a 16% increase ($1,280,000). The price per square foot went up by 11% during this time for the same area ($985/sq ft). It's important to keep in mind the variation in properties that we have so often in this city. District 7 retains the top median price in this category as well at $1,432,500 (actually down by 13%), while District 10 also retains the lowest price spot at $722,500 (down 15%).
