90 North District Redevelopment Update
Schaumburg's 90 North District features more than 320 acres of mixed-use development in a premier location that is only 11 miles from O'Hare International Airport and within close proximity to downtown Chicago. Regional and global anchors have already created a strong economic core at I-90 and Meacham Road with many more yet to come.

90 North District East Update
REQUEST FOR PROPOSALS: The Village of Schaumburg is seeking Statements of Qualifications from a master developer to redevelop village-owned 23 acres within the 90 North District East as a mixed-use entertainment district. The site is located within the largest commercial and retail hub in the region, outside of downtown Chicago. It is anchored by the Schaumburg Convention Center and Renaissance Hotel which hosted 93 events with an estimated 250,000 attendees in 2018.
 
The village is seeking to pre-qualify a limited number of respondents based on their financial capacity and demonstrated ability to complete a development of similar scale and scope. Shortlisted respondents will be invited to participate in a subsequent Request for Proposals. It is anticipated that a master developer will be chosen in early 2020.
90 North District West Update
90 North District West is home to Veridian, a new 225 acre mixed-use campus that will bring a truly urban feeling and experience to the Chicago suburbs; a boutique hotel, enticing retail, worldly cuisine, and lively entertainment culminating in a robust community dedicated to togetherness and new adventures.

Unique in its vision, Veridian seeks to capture a wide variety of people who are looking for a sophisticated urban experience close to home. Projects planned and/or under construction include:
Top Golf
The development of this new entertainment venue is well underway with anticipated completion in fall 2019. Amenities include 100+ climate-controlled hitting bays, more than 200 HDTV'S, full-service restaurant and bars, a rooftop terrace with fire pit, and private event spaces and meeting rooms.
The Element at Veridian Apartments
This new luxury residential development boasts a 4-story building with 260 high-end apartments that encompass and wrap around the parking structure. Completion of the project is anticipated for spring 2020.
Boler Headquarters
This contemporary development includes an 8-story, 180,000 square foot global headquarters and will include two additional structures - one mirroring the Boler building featuring modern architectural design and the other being a 6-story building with three levels of office space and parking. This recently approved plan is anticipated to reach completion by the end of 2020.
Harbor Chase

This new residential development features a 110-unit assisted living and memory care facility. Harbor Chase has a reputation for superior hospitality, elegance and attentive senior care living. This newly permitted development has an anticipated completion of fall 2020.

Real Estate in the News
Village of Schaumburg officials have approved a rezoning plan from business to residential to allow Houston-based Finger Development Company to level the vacant Discovery Office Park and replace it with a 443,734 square foot, four-story, 373-unit apartment building. Anticipated amenities include three outdoor swimming pools, a sand volleyball court, walkways and a playground in the courtyard areas, and an outdoor dog park. Storage rooms, bicycle storage and a dog grooming room are also planned on the basement level of the garage.
 
With the support of the village, the developer hopes to begin construction this year and expects the first residents to move in by fall of 2020. Additional details on the development can be found here.

Congratulations to Paige Schiesser and Dick Spinell at Mid-America on their recent lease signing of At Home and 24 Hour Fitness to backfill 127,000 SF of vacant space at the Prairie Town Center shopping center at the corner of Schaumburg of Barrington Roads.

Village of Schaumburg Property Listing
The Village of Schaumburg recently entered into a brokering contract with Rick Scardino of Lee & Associates to market the village-owned land site at 40 S. Roselle Road for sale. The property is a 1.7 acre site located in the center of Schaumburg, adjacent to an amphitheater and water walk path overlook. Town Square co-tenants include Walker Brothers Pancake House, Bonefish Grill, Oberweis Dairy, Menchie's and the Schaumburg Township District Library. Monument signage is included for future development at the signalized entrances of Roselle and Schaumburg roads.
