Sea Pines CSA Monitoring & Preparing for Tropical Storm Debby

Hilton Head Island is currently under a Tropical Storm Watch, Flood Watch and Storm Surge Warning. Earlier today, Governor Henry McMaster issued a State of Emergency in preparation for the potential impacts of Tropical Storm Debby.


Sea Pines CSA Operation Updates & Notices:


  • The Sea Pines CSA Administration office, Sea Pines Community Center and Sea Pines ARB office will be closed Monday, August 5th. Depending on the severity of the storm, these offices could remain closed on Tuesday, August 6th.
  • The Sea Pines Guest Pass Office and Security Dispatch Office (843-671-7170) are operating under normal business hours. We will notify you in advance if these services need to be modified due to storm conditions.
  • Access to the Sea Pines Forest Preserve and Six Oaks Cemetery are currently closed and will reopen once conditions permit.
  • The Sea Pines Trolley and Beach Shuttle services have been suspended for Monday, August 5th and Tuesday, August 6th. Depending on the severity of the storm, this service could remain suspended.
  • Parking Lots along Power Line Easement: To continue to allow Santee Cooper unobstructed access to the major transformer lines in Sea Pines, please do not park vehicles in lot numbers 1, 2, 3, 4, 6, 8, 10.
  • As the storm approaches, our property owners, guests and visitors are asked to remain indoors and to stay off the roadways and leisure trails in Sea Pines.

Stormwater Management: The Sea Pines CSA Maintenance storm team will remain onsite to assist with mechanical pumping of critical storm water areas and is prepared to respond to storm-related events.


  • To proactively address the possibility of heavy rainfall, our team has placed large portable high-volume dewatering pumps in strategic locations throughout the community to assist in lowering lagoon levels.
  • They will continue to actively monitor the tidal control structures on our lagoon system to prevent as much tidal inflow as possible. Additionally, they are actively managing the Lawton Canal pump station to move water out of the community.


We will keep the community informed of any further adjustments or closures to Sea Pines CSA services based on the storm's final path and intensity.

Track Update: Tropical Storm Debby likely to move very slowly near/over the area this week. Still a lot of uncertainty in track and intensity of the storm when it reaches GA/SC.


Rainfall Flooding: HISTORIC rainfall amounts likely. Widespread, severe to catastrophic flooding/flash flooding likely.


Combination of Heavy Rainfall & Potential Storm Surge could create catastrophic/destructive flooding in/around the tidal zone
