Sea Pines CSA Tropical Storm Debby Update

Debby is expected to move very slowly over South Carolina in the next few days, leading to potentially historic heavy rainfall. Hilton Head Island is currently under a Tropical Storm Warning, Storm Surge Warning, and Flood Watch.


Sea Pines CSA Operation Updates & Notices:


  • The Sea Pines CSA Administration office, Sea Pines Community Center and Sea Pines ARB office are closed today, August 5th, and will remain closed through Tuesday, August 6th. Depending on the severity of the storm, these offices may also remain closed on Wednesday, August 7th.
  • The Sea Pines Guest Pass Office and Security Dispatch Office (843-671-7170) are operating under normal business hours. We will notify you in advance if these services need to be modified due to storm conditions.
  • Access to the Sea Pines Forest Preserve and Six Oaks Cemetery are currently closed and will reopen once conditions permit.
  • The Sea Pines Trolley and Beach Shuttle services are suspended until further notice.
  • Tower Beach access and facilities will be closed tomorrow, August 6th and will reopen once conditions permit.
  • Sea Pines daily visitor gate pass sales will be suspended starting Tuesday morning, August 6th, and will presume once conditions permit.
  • Parking Lots along Power Line Easement: To continue to allow Santee Cooper unobstructed access to the major transformer lines in Sea Pines, please do not park vehicles in lot numbers 1, 2, 3, 4, 6, 8, 10.
  • As the storm approaches, our property owners, guests and visitors are asked to remain indoors and to stay off the roadways and leisure trails in Sea Pines.
  • If you must travel, avoid areas of standing water and downed trees across roadways.


The Sea Pines CSA Maintenance storm team has completed storm preparations, including lowering lagoon levels throughout the community, securing items at our managed areas, and ensuring Sea Pines CSA drains and outfalls are clear. The team (pictured below) are proactively patrolling the community and will remain onsite throughout the duration of the storm to assist with mechanical pumping of critical storm water areas and respond to storm-related events.

  • Stormwater Management: To proactively address the possibility of heavy rainfall, our team has placed 5 large portable high-volume dewatering pumps in strategic locations throughout the community to assist in lowering lagoon levels.
  • They will continue to actively monitor the tidal control structures on our lagoon system to prevent as much tidal inflow as possible. Additionally, they are actively managing the Lawton Canal pump station to move water out of the community.


We will continue to keep you updated as we receive information or need to modify our services, but in the meantime, we ask you to prepare in advance of the storm, stay safe and stay tuned to weather alerts and follow trusted sources of information.

11:30 AM Tropical Storm Debby Briefing

Situation Overview:


  • Potentially HISTORIC RAINFALL with areas of CATASTROPHIC FLOODING mid to late week. Storm Total Rainfall Amounts: 10-20 inches, with locally higher amounts approaching 30 inches. 
  • Very slow motion of Debby over the Southeast will result in prolonged period of impacts through mid-to-late week. Tropical storm force winds, storm surge, and some tornadoes also possible for portions of the area.
  • Longer term river flooding could inhibit recovery efforts into next week and beyond.
