2022 Annual Critical Infrastructure Funding Assessment Billing Reminder

The 2022 Critical Infrastructure Assessments were sent on Friday, October 14, 2022, to the primary email address on record with Sea Pines CSA and mailed to those property owners who do not have an email address on file. The due date for payment of this assessment is December 12, 2022.

Commercial Pass Reminders & Information



• As a reminder, calling in a Property Owner guest pass for a commercial service provider (including contractors, landscapers, decorators, painters, handymen, etc.) is not permitted. 

• To gain entrance into Sea Pines, commercial service providers and vendors may purchase a daily or weekly commercial pass at the Greenwood Gate or Ocean Gate or they may apply for an annual commercial decal at www.seapinesliving.com/request.

Sea Pines CSA Gate Pass Office Seasonal Hours To Begin Monday, October 24th

Beginning Monday, October 24, 2022, through early Spring 2023, the Sea Pines CSA Gate Pass Office, located at 32 Greenwood Drive will implement the below seasonal hours:

• Sunday – Thursday: 7:00 AM - 9:00 PM
• Friday & Saturday: 7:00 AM - 11:00 PM

If a guest of a property owner arrives at Sea Pines outside of the Sea Pines CSA Gate Pass Office operating hours listed above, he/she is asked to drive directly to the security gate and speak with the gate attendant on duty. If the appropriate pass has been called in for the visitor, the gate attendant will have the guest’s name on their list and the guest will be allowed to enter Sea Pines. At that time, the guest will be instructed to return to the Sea Pines CSA Gate Pass Office the following day to pick up their pass. Sea Pines Drive Infrastructure Improvement Project Update

Phase 3 of the Sea Pines Drive infrastructure repair project is underway with a completion time of Spring 2023.

Left- Crews work to excavate failing stormwater drainage pipes. 

Center- Group of failing stormwater drainage pipes, ready for disposal. 

Right- Crews installing new stormwater drainage pipes. 

Red Cardinal Road 

• Stormwater drain pipe excavation and replacements are in progress (pictured above) in this area. Project work along Red Cardinal Road will take approximately 1-2 more weeks, weather permitting. 

• Work will be performed Monday - Friday from 7 am - 6 pm. Traffic control will be present in the work zone, as needed.

• Please observe and obey all traffic management personnel, signage, and devices.

Snowy Egret Road

• Stormwater drain pipe excavation and replacements will begin the week of October 31st on Snowy Egret Road. Project work will take approximately 4-6 weeks to complete, weather permitting.

Beach Lagoon Pedestrian Timber Bridge Replacement Project Completed

The wood timber pedestrian bridge located on Beach Lagoon Road (in proximity to Beachwalk 35A) that crosses over the lagoon had exceeded its useful life and needed to be replaced. The replacement project was completed this week, and the new Beach Lagoon pedestrian bridge is open and available for use. Please see the before and after photos featured below.

Tickets on Sale For the 11th Annual Sea Pines Forest Preserve Bonfire

When: Friday, November 11th from 4:30-7:30 pm

Where: Fish Island in the Sea Pines Forest Preserve 

Support the Sea Pines Forest Preserve by attending their fall fundraising Bonfire event! Enjoy an evening of live music, a silent auction & celebrating the outdoors paired with a delicious Lowcountry-inspired menu crafted by The Salty Dog Cafe.

Tickets are $75 per person or reserve a table for eight (8) for $750

The Sea Pines Forest Preserve Foundation is a 501-(c)(3) Non-Profit Organization and all proceeds from this event will benefit the Sea Pines Forest Preserve.

Sections of the Leisure Trail and Vehicular Road Near Sea Pines Forest Preserve Driving Entrance Will be Closed Monday, October 24th

Sections of the leisure trail and vehicular road near the driving entrance of the Sea Pines Forest Preserve (along Greenwood Drive near Lawton Stables) will be closed for landscaping maintenance near the area on Monday, October 24th from 8:30 AM to approximately 2:30 PM. Please refer to the detour map below.  

South Island Public Service District Potable Drinking Water Pipeline Upgrade Project

SIPSD, the utility company providing water and wastewater services in Sea Pines, has begun their major infrastructure upgrade and replacement project to their potable water drinking line from Dunnagans Alley to Baynard Park Road, inside of Sea Pines. Click here to learn more about the project.
