Overview:
Nicole continues to weaken as it moves across Florida, and is expected to weaken to a Tropical Depression late tonight/early Friday.
Primary Impacts:

Coastal Flooding: Threat for Major coastal flooding will be decreasing this afternoon. Minor coastal flooding possible with high tides this evening and Friday morning

Isolated Tornadoes: Possible later today into Friday, especially by this evening

Other Coastal Hazards : Beach erosion, rough surf and dangerous rip currents

Marine: Dangerous winds/seas over coastal waters

Winds: Tropical storm force gusts up to 40 50 mph possible through tonight, especially along the immediate coast, and anywhere within rain bands. Gusty winds 20 30 mph Friday, highest near the coast, as Nicole weakens to a tropical depression inland

Rainfall:1 to 3 inches with locally higher amounts up to 4-5 inches, most falling this afternoon and tonight. Risk for heaviest rainfall expected near the coast.

Voting is Open for the Sea Pines CSA Class "A" Board of Director Elections
Sea Pines CSA has selected Vote-now.com LLC as our 3rd Party Independent Elections Administrator. Unique voting codes have been assigned by Vote-now.com LLC and eligible Class “A” members have the opportunity to cast their votes either online or by completing a mailed paper ballot. Ballots must be received by 11:59 PM EST, December 1, 2022, to be counted. Only one form of voting (either online or by mail) will be counted.
VOTE ONLINE: Voting invitation emails were sent Tuesday, November 1, 2022, to the primary email on file with Sea Pines CSA from the email address elections@vote-now.com. Please be sure to check your junk and spam folders for this email invite. 2022 Annual Critical Infrastructure Funding Assessment Billing Reminder
The 2022 Critical Infrastructure Assessment invoices were sent on Friday, October 14, 2022, to the primary email address on record with Sea Pines CSA and mailed to those property owners who do not have an email address on file. The due date for payment of this assessment is December 12, 2022. For questions, please contact our Finance Department by email at traceym@csaseapines.com.

Sea Pines Drive Infrastructure Improvement Project Update
Phase 3 of the Sea Pines Drive infrastructure repair project is underway with a completion time of Spring 2023.
- Work will be performed Monday - Friday from 7 am - 6 pm. Traffic control will be present in the work zone, as needed.
- Please observe and obey all traffic management personnel, signage, and devices.
North Sea Pines Drive
- Roadway asphalt repairs are scheduled for the week of November 14th, weather permitting, on North Sea Pines Drive from Red Cardinal Road to the proximity of Laughing Gull Road and also near the entrance of Whistling Swan Road.
- Crews will utilize single-lane closures along this roadway to accommodate the work. Traffic delays expected.
Red Cardinal Road
- Stormwater drain pipe excavation and replacements are in progress in this area.
- Milling followed by paving operations have been rescheduled to the week of November 14th, weather permitting.

Snowy Egret Road
- Stormwater drain pipe excavation and replacements are in progress (pictured). Project work will take approximately 5 more weeks to complete, weather permitting.

Biannual Flower Bed Rotation
The biannual flower change out of Sea Pines CSA maintained landscape beds will begin the week of November 14th, weather permitting. Flowers that have been removed from the beds will be available on a first-come, first-serve basis, to Sea Pines Property Owners.
Flowers will be placed at Trolley Lot #1, located off of Greenwood Drive and will be available for pick up beginning Tuesday of next week, weather permitting. Landscaper and bulk pick-up of the flowers is not permitted.

Greenwood Drive Roadway Resurfacing Project Update
Overnight milling and paving operations on Greenwood Drive (from Sea Pines Circle to Club Course Drive) has been rescheduled for early December. We will update the community as soon as the timeline for this project has been finalized.

Roadside Mulching
Sea Pines CSA crews have been working throughout the community cleaning up SPCSA managed open spaces, mulch mowing, and installing roadside mulch (pictured). This work will continue through next week, weather permitting.

A Deep Well Donation Drop-off event is scheduled at the Sea Pines Community Center Parking Lot (71 Lighthouse Rd. Suite #120) on Friday, November 11th, from 9:00-11:00 AM.

Sea Pines Forest Preserve Advisory Board Member Application Available
The Sea Pines Forest Preserve Foundation Advisory Board consists of Sea Pines property owners that provide advice on matters concerning and expanding on the use, maintenance and potential improvements to the Sea Pines Forest Preserve. If you are interested in serving on the Sea Pines Forest Preserve Foundation Advisory Board, you may apply by completing an application which can be found here.
Please submit your completed application via email to sandra@csaseapines.com or deliver/mail it to Community Services Associates, Inc. 175 Greenwood Dr. Hilton Head Island, SC 29928 by Thursday, December 1, 2022.

South Island Public Service District Potable Drinking Water Pipeline Upgrade Project
SIPSD, the utility company providing water and wastewater services in Sea Pines, has begun a major infrastructure upgrade and replacement project to the potable water drinking lines inside of Sea Pines. The area affected currently includes Plantation Drive from Greenwood Drive to Baynard Cove Road. SIPSD has provided the following project schedule update:
- SIPSDs contractor has begun removing select trees along Plantation Drive that are within the designated project zone in which the water line must be placed, from Plantation Drive from Spanish Moss Road to Calibogue Cay Road.
Sea Pines CSA is working with South Island PSD to minimize and mitigate impacts within the project zone. South Island PSD will be replacing the trees removed from the work zone. Sea Pines CSA will determine the type and placement of the new trees. Click here to learn more about the project.
