2024 Sea Pines CSA Annual Assessment Billing Notice
At the November 14th Sea Pines CSA Board of Directors meeting, the Sea Pines CSA Board of Directors unanimously approved the 2024 budget and the related 2024 assessment amounts.

The 2024 residential assessment for an improved lot will be $1,957 ($671 represents the 2024 Critical Infrastructure portion of the Assessment)

The 2024 residential assessment for an unimproved lot will be $1,169 ($402 represents the 2024 Critical Infrastructure portion of the Assessment)
We anticipate the 2024 invoices to be mailed and emailed the week of November 20th, 2023, to the primary contact on record with Sea Pines CSA. 2024 Annual Assessment payments will be due by January 12, 2024.

Voting is Open for the Sea Pines CSA Class "A" Board of Director Elections | |

Sea Pines CSA has partnered with Vote Now to serve as our third-party independent elections administrator. Board of Director Election Ballots were provided to Sea Pines CSA members in good standing as of October 1, 2023, the date of record. All ballots must be received by December 1, 2023, by 11:59 PM to be counted.
VOTE ONLINE: Voting invitation emails were sent Wednesday, November 1, 2023, to the primary email on file with Sea Pines CSA from the email address elections@vote-now.com. Please be sure to check your junk and spam folders for this email invite.
Ballots were mailed out Wednesday, November 1, 2023, only to those primary contacts without an email address on record.

Referendum by Petition Approved by Overwhelming Majority Vote
The 1974 Covenants of Sea Pines underwent a proposed 6th Amendment, brought forth by the Sea Pines POA and administered by The Sea Pines Resort. Approximately 55% of property owners exercised their right to vote. The results were overwhelmingly in favor of the amendment, with 95% of voters approving it. This now allows for electronic voting and signatures to be treated equally as mail-in manual votes and signatures.
We would like to extend our congratulations to the Sea Pines POA and The Sea Pines Resort for successfully amending the Covenants via referendum by petition for the first time in Sea Pines’ history. We would also like to express our sincere appreciation to the property owners for their overwhelmingly positive response.

Commercial Vendor Holiday Access Restriction Reminder
Vehicles with commercial decals or commercial passes are not permitted in Sea Pines on the following days: Thanksgiving Day, The Day after Thanksgiving, Christmas Eve, Christmas Day, New Year’s Day, Easter, Memorial Day, Fourth of July, and Labor Day.
This restriction does not apply to pool companies, housekeeping, and deliveries to commercial entities. For emergency access for service providers on these holidays, please contact Sea Pines Security Dispatch at 843.671.7170.

The Red Route will run on Friday, November 24, 2023, from 4:00 PM - 10:00 PM.

North Sea Pines Drive Stormwater Drainage Work Near Beachwalk #40
Storm water drainage work along North Sea Pines Drive in proximity to Sea Pines CSA Beachwalk #40 is planned for the week of November 27th, weather permitting.
Roadway flagging operations and single lane closures will be in place. Please use caution while traveling in the area.

Heritage Woods Leisure Trail Reconstruction Project | |

Sea Pines CSA’s contractors will start repair and construction work on the Heritage Woods Leisure Trail (current condition pictured) from Heritage Court to Old Military Road in early December. Weather permitting, project work is expected to take approximately 1 week to complete and involves:
- Asphalt resurfacing
- Line striping
- Widening the trail to 10 feet
- A new stamped crosswalk across Old Military Road
Leisure trail users are encouraged to avoid the project area during this time, as cyclists will be required to dismount and walk bikes around the work zone.

South Sea Pines Drive Infrastructure Improvement Project Update | |
|
Major stormwater drainage and roadway work on South Sea Pines Drive from Audubon Pond Road to Painted Bunting Road is in progress (pictured) and will continue through Wednesday, November 22nd, weather permitting.
Next week, stormwater drainage work is planned to continue along South Sea Pines Drive from Audubon Pond Road to Gadwall Road.
- Project work includes stormwater drain pipe excavation and replacement, asphalt milling, and temporary roadway paving repairs.
- Due to the nature of major infrastructure improvement work, unplanned water and or utility outages in the work zone may occur.
- Well-pointing and dewatering operations (lowering groundwater levels to provide more stable working conditions) will be in place.
Roadway Traffic and Leisure Trail Impact Reminders:
- Single-lane road closures and flagging operations will be in place daily, weather permitting.
- Motorists should expect traffic delays and be prepared for traffic detours to South Beach Lane.
- Motorists should be prepared to share the road with bikers and pedestrians.
- Please use caution while driving in this area and observe the work zone speed limit of 15 mph and obey all traffic management personnel, signage and devices.

Leisure trails in the project area will be closed as needed. For safety, cyclists will be required to dismount and walk bikes around the active work zones.

Roadway Maintenance
- Roadside grading, followed by mulching operations, along Lighthouse Road between Willow Oak West and Plantation Drive is in progress and will continue through next week. Traffic control will be in place as needed.
Tree Care Management
- Roadway tree trimming over Lighthouse Road from North Sea Pines Drive through Fraser Circle and towards Harbour Town is in progress and will continue through next week.
Stormwater Maintenance
- A stormwater pipe repair near 75 Baynard Cove will begin next week.
