Sea Pines Drive Infrastructure Improvement Project Update
Phase 3 of the Sea Pines Drive infrastructure repair project is underway with a completion time of Spring 2023.
- Work will be performed Monday - Friday from 7 am - 6 pm. Traffic control will be present in the work zone, as needed.
- Please observe and obey all traffic management personnel, signage, and devices.
Stormwater Drainage Work in Proximity to Lighthouse Road and North Sea Pines Drive in Progress
- Project work in this area is projected to take 2-3 more weeks, weather permitting.
- Leisure trails in the project area will be closed and a detour will be in place.
- Single-lane road closures and flagging operations are in place.
- Motorists should expect traffic delays. Please use caution while driving in this area.

- Project work in this area began this week and will take 2-3 weeks to complete, weather permitting.
- Cyclists and pedestrians are advised to avoid the project area as leisure trails will be closed for construction.
- Single-lane road closures and flagging operations will be in place next week.
- Motorists should expect traffic delays. Please use caution while driving in this area.

Leisure trail construction from Lighthouse Road to Greenwood Drive/Sea Pines Drive Intersection is in progress. Next week, project work will continue from Greenwood Drive to Baynard Cove Road.
- Project work will continue over the next 4-6 weeks, weather permitting.
- Cyclists and pedestrians are advised to avoid the project area (please reference maps below) when possible.
- For safety, cyclists will be required to dismount and walk bikes around the active work zones.

Greenwood Drive Roadway Resurfacing Project Update: Permanent Line Striping To Continue Next Week | |

Thermoplastic line striping on Greenwood Drive from Club Course Drive to Sea Pines Circle began this week and crews will return the week of 2/6 to complete the permanent line striping, weather permitting.

Sea Pines CSA Boardwalk #46 Closed for Reconstruction | |

Sea Pines CSA Boardwalk #46 (pictured), located between Sandhill Crane Road and Ruddy Turnstone Road, has exceeded its useful life and must be replaced.
This week, Sea Pines CSA contractors began replacement and construction work on Boardwalk #46. The boardwalk will also be extended by approximately 100 feet over the dune to aid in the protection and allow the dune to continue to build.
Work will take approximately 1 to 2 more weeks, weather permitting. This beach boardwalk access will be closed to all pedestrian traffic during this time. Please use Beachwalks #45 or #47 as alternate routes to the beach.

Annual Vehicle Decal Renewal Reminder for the Following Groups Only: Relative, Employee, Long Term Renter, Commercial, Non-Resident, Island Resident, and HH Prep Students
PLEASE NOTE- PROPERTY OWNER VEHICLE DECALS DO NOT EXPIRE ANNUALLY AND DO NOT NEED TO BE RENEWED AT THIS TIME
2023 Annual Vehicle Decals will be required for entry into Sea Pines by Monday, February 6, 2023. To apply for a 2023 Annual Vehicle Decal to access Sea Pines, please visit www.seapinesliving.com/request.

Sea Pines CSA Annual Assessment Information
The 2023 Sea Pines Annual Assessment Invoices were sent out Thursday, December 15, 2022, to the primary email address on record with Sea Pines CSA and mailed to those property owners who do not have a primary email address on file. The due date for payment of this assessment is April 1, 2023. To pay your assessment online click here.
As a reminder, the 2022 Annual Critical Infrastructure Funding Assessment Bill was due Monday, December 12th. Click here for more information.

Greenwood Gate Lighting Installation Completed
Additional light fixtures were installed to pre-existing poles at the Greenwood Gate on February 2nd to provide enhanced visibility and safety for drivers, pedestrians, and Sea Pines CSA Gate Officers at night.

Stormwater Maintenance
Drainage pipe cleaning along the side streets of South Beach Lane is in progress and will continue through next week, weather permitting.

Stormwater Repair
Ditch cleanout near 89 Club Course Drive will continue into next week. Ditch cleanout between 36 and 40 Old Military Road will begin next week, weather permitting.

Roadside Mulching
Roadside mulching throughout the community is in progress. This work will continue through next week, weather permitting.

Tree Care Management Program
- Sea Pines CSA's tree contractor will continue working to trim trees over the roadway along the Heritage Woods area into next week, weather permitting.
- Once work has been completed in Heritage Woods, our tree contractor will begin trimming trees over the roadway in Greenwood Forest.

Land Use Rules and Regulations Reminders:

Power Washing: Exterior building materials (siding, bricks, decks, porches, railings, windows, fascia/trim boards, roofs), property barriers (fencing, privacy walls), and hardscapes (walkways, driveways) shall be kept in good repair. Cleaning is required to remove notable visible buildup of surface contaminants (dirt, mold, mildew, moss, rust). Replacement or repair is required when damage or deterioration occurs.

Ground Cover: Ground cover (mulch, pine straw) shall be applied periodically to maintain a neat, clean appearance. Ground (dirt, sand) shall not be left exposed without landscaping or ground cover.

South Island Public Service District Potable Drinking Water Pipeline Upgrade Project
SIPSD, the utility company providing water and wastewater services in Sea Pines, has begun their major infrastructure upgrade and replacement project to their potable water drinking line from Dunnagans Alley to Baynard Park Road, inside of Sea Pines.
SIPSD has provided the following project update:
- Boring and trenching are in progress in proximity to Lawton Canal. A new pipeline will be installed from the Heritage Farms area through the SPCSA Admin Building parking lot along the easement near Lake Forest in order to connect to services located at Lot 4 (Governors Road and Greenwood Drive). Expected completion time frame is 5 weeks.
- Plantation Drive, from Baynard Park Road to Lighthouse Road, Repaving Schedule:
- Asphalt milling operations are in progress.
- SIPSD will return for roadway paving and temporary line striping next week, weather permitting.
- Single-lane traffic closures are planned. Traffic delays are expected.
- Please use caution while driving in this area and observe and obey all traffic management personnel, signage, detours, and devices.
