Sea Pines CSA Annual Rental Registration Program Update

Sea Pines CSA Annual Rental Registration Fee Billed on August 1, 2023

In May of 2022, the Sea Pines CSA Board of Directors approved a recommendation from the Revenue Task Force to implement an Annual Rental Registration Program and associated fee. The program went into effect on January 1, 2023, for all residential property owners that rent their property (long or short term) at any time during the calendar year.

The 2023 fee structure is as follows:

# of Advertised Bedrooms

Annual Rental Registration Fee

One to Two

$300

Three to Four

$700

Five Plus

$1,000

This program and the associated annual fee will help increase and enhance our security, maintenance, and Community Standards management services, the need for which is in large measure due to the continued growth in the number of Residential Properties being held for renting or leasing.

The 2023 Annual Rental Registration Fee was invoiced on August 1, 2023, to Sea Pines Residential Property Owners who have their property registered with our Rental Registration Program, or their property is advertised on the internet as being available for rental purposes.

On Tuesday, August 1, 2023, invoices were sent to the primary email address on record with Sea Pines CSA and mailed to those property owners who do not have a primary email address on file. Full payment of this fee will be due by Friday, September 1, 2023.

Safety Tips and Facts To Keep in Mind During Alligator Hatching Season

  • Assume every body of water contains an alligator.
  • Stay at least 60 feet (4 car lengths) away from alligators.
  • Alligators are ambush predators and can move faster than you or your pets.
  • Keep yourself, pets and children away from water’s edge.
  • Swimming or wading is prohibited in Sea Pines’ waterways.
  • Feeding or harassing alligators is dangerous and illegal.
  • When fishing or crabbing do not throw used bait or fish parts into the water.

Nesting & Alligator Hatchlings:

  • Breeding begins in the spring and about a month later the female will lay 30-50 eggs in a nest constructed by mounding mud and vegetation together making them hard to see. When aware of an alligator nest, Sea Pines Security will place a warning sign.
  • The eggs are kept warm by the decomposing vegetation and hatch approximately 60 days later (typically in August/September). The female will aggressively guard the nest and protect the young after they emerge.
  • Stay away from the water's edge and at least 60 feet from all alligators.
