NEW CONSTRUCTION:
*New Home Warranty - In some cases
*All systems are brand new, making the need for any improvements obsolete
*Newer layout and design features
*HOA type communities, in some cases, with clubhouses, pools and amenities
Drawbacks of New Home Purchases May Be:
*Higher Tax Base - more taxes owed than pre-existing homes
*Time will tell on settlement issues and other community features
*The unknown--HOA fees could rise
RENOVATED PRE-EXISTING HOME:
*Lower tax base/Lower taxes than new construction
*Location --in some cases--the location of the older home makes it desirable
*Mature Landscaping--older communities already have a richly landscaped look
*Interior design features or materials --that may not be available--ex: Terrazzo floors
When deciding for your family which is the better home--it really comes down to writing down what you absolutely need to have in a home and what you can't live without. We say, if a home meets 80% of your needs and wants--it is the home for you!

The Residential closed sales of single-family detached homes totaled 337 units for July 2021. This compares to a total of 337 units in July 2020. The median price of single-family detached homes sold by members of the REALTORS® Association of Indian River County MLS for July 2021 was $335,000. This compares to a median price of $257,221 for July 2020. Current active inventory of residential single-family detached homes total 418 for July 2021. This compares to the active inventory of 1,052 for July 2020.
The Residential closed sales of condominium homes totaled 87 units for July 2021. This compares to a total of 76 units in July 2020. The median price of condominium homes sold by members of the REALTORS® Association of Indian River County MLS for July 2021 was $188,900. This compares to a median price of $201,500 for July 2020. A CLIENT'S GRILLED SALMON FILLET RECIPE
|
"We always get ideas from our clients too...and this month, I'm happy to share with you Randy A's recipe for Perfectly Grilled Salmon Fillets" ~ Sales Associate, Priscilla Warren
RANDY A'S RECIPE FOR PERFECTLY-GRILLED SALMON FILLETS:
Ingredients:
6-8 medium-size salmon fillets
Fresh-cut, chopped chives (green part only)
3/4 cup olive oil
1 tbsp. each of Oregano, Basil, and Old Bay Seasoning
Salt and pepper to taste
Parsley (fresh, finely chopped)
On a large ceramic plate or platter, place olive oil (enough to coat the bottom). Place salmon fillets on top of the olive oil, dusting with the oregano, basil, and Old Bay seasoning; let sit for a few minutes, then turn over and dust reverse side. Sprinkle chives over each fillet. Salt and pepper to taste. Cover with saran wrap or aluminum foil, and refrigerate for 2 hours.
Preheat your grill to approx. 375 degrees; place salmon fillets on grill, cover and cook for 6-7 minutes. Turn over the fillets and cover, cook another 4-5 minutes. Remove from grill and place on dinner plate, sprinkle fillets with parsley. Serve with tossed salad, and potatoes au gratin. Enjoy!

A LOW-FAT SUMMER TREAT RECIPE
Here is a low-fat summer treat from Mac Evoy Associate, Celeste Cashatt. What can you do with slightly brown bananas? You may want to consider one ingredient - Banana Ice Cream.
One-Ingredient Banana Ice Cream
Servings: 2, Time: 5 minutes
Ingredients:
- 2 Ripe Bananas, sliced and frozen
Directions:
- Add bananas to the food processor and blend.
- Occasionally scrape down the sides and continue to blend until smooth, approximately 3-5 minutes.
- Scoop into a bowl and enjoy immediately as a soft serve! For firmer ice cream, place in an airtight freezer-safe container and freeze for at least 1 hour.
You could even add: Fresh or Dry Fruit, Honey, Spices (cinnamon, cardamom, etc.), or any nut butter.
