Second Drafts of the SFY 2026 Ohio Low-Income Housing Tax Credit (Ohio LIHTC) Program and PY 2025 4% LIHTC with Bond Gap Financing Guidelines Have Been Posted for Public Comment.

The second draft SFY 2026 4% LIHTC with Ohio LIHTC guidelines can be found on the Ohio Housing Finance Agency's (OHFA's) website here. 

OHFA will accept comments on the draft through Friday, May 16, 2025. Comments may be submitted in writing to StateTaxCredits@ohiohome.org.

PY 2025 4% LIHTC with Bond Gap Financing

The second draft PY 2025 4% LIHTC with Bond Gap Financing (BFG) guidelines can be found on OHFA’s website here. 

OHFA will accept comments on the draft guidelines through Friday, May 16, 2025. Comments may be submitted in writing to 4PercentComments@ohiohome.org.

Please do not combine comments for the draft guidelines. Submit comments separately for the respective guidelines to the email addresses above. 

The 2025 4% LIHTC-only and AAL AHFA and application materials are now available on OHFA's 4% LIHTC website here.

Applicants in the 4% LIHTC-only and AAL rounds must use the specific program AHFA as it has been tailored for the 4% LIHTC without BFG or Ohio LIHTC resources. OHFA will not accept AHFAs from other program rounds, such as the 9% LIHTC, 4% LIHTC with BGF, or 4% LIHTC with Ohio LIHTC rounds. 

OHFA will only accept Final Applications that have secured Experience and Capacity approvals. OHFA will continue to accept Final Applications through October 31, 2025, in accordance with the Program Calendar listed on page 6 of the 4% LIHTC Qualified Allocation Plan.
