Is it Autumn Yet?!

Whether you live here or not, most likely you know Florida just endured a weather event. Here in NE Florida, we were fortunate to have limited impact. If you have friends or family in the Big Bend or other affected areas, we wish them a speedy recovery.

As always, we will continue to monitor storm activity and keep you informed--we have 2 full months + to go.

We continue to endure sweltering temperatures which are forcing HVAC systems to work hard for sustained periods of time. Most of the implications have been blown capacitors which is a relatively inexpensive remedy.

This month some notes/reminders from Mike

We are not licensed agents so these are suggestions

As a reminder, please check with your insurance agent about building values associated with your property. You may need to increase the value so you are properly insured.

When you receive your policy make sure you review your policy for some of the following:

  • Review your Law and Ordinance endorsement – Do you have coverage or do you not – This coverage could reduce your out-of-pocket expenses for recent building code changes.

  • Do you have an actual cash value or replacement cost-based policy – Depending on the age of your roof this too will affect your out-of-pocket expenses if you file a claim

  •   A lot of Insurance companies are no longer covering water flood damages or if they are they are limiting to $10,000. So, if you have a sewer back up this could easily be over $10,000.

Make sure you review your insurance policy with your insurance agent and ask for that review 30 to 60 days outside the termination date. Some insurance companies are waiting to the last minute to send out the insurance renewal policy.

When dealing with Contractors we suggest the following:

·        Performance bonds

·        Payment of labor and material bond

·        In lieu of bonds you should require release of supplies letter and final inspection

before final payment

·        Also make sure the contractors have insurance (liability and workers compensation

and are licensed)

For those who live here, you probably know most of this but for those outside the immediate area, here's some uplifting info about your investment market:
