Workbook and Slide Deck Now Translated

We are thrilled to announce that Jumpstart's Training Program Workbook and PowerPoint slide deck are now available in Spanish! This expansion reflects our commitment to making real estate development opportunities accessible to a broader audience.

Jumpstart Germantown worked with organizers from Jumpstart Kensington, Jumpstart Norristown, Jumpstart Tioga and Jumpstart Wilmington to develop these materials. By offering translated materials, we are breaking down language barriers and ensuring that Spanish-speaking individuals can fully engage with and benefit from this impactful program.

Also, Jumpstart Kensington will host a Spanish language training program later this year! We'll be sure to make an announcement as soon as details are known.

Meet Vanessa!

This month's borrower spotlight features Vanessa Latimore, who just closed on her first Jumpstart Philly loan to renovate her vacant mixed-use property into a duplex rental. Vanessa received zoning approval for this duplex conversion project. We're so excited to participate in transformative projects like this and can't wait to see her progress - especially since her project is just a few minutes from our office!

Tips on Working With Contractors

Communicate, Communicate, Communicate!

There are SO many tips for working with contractors, here are a few based on our experience working with Jumpstarters. And remember, being a good client is the 1st step and following these tips will help you be a good client.

• Get your contract in writing! Be sure the agreed upon scope of work, timeline and payment schedule are in writing and both you and the contractor have signed it. This protects you and the contractor.

• Ensure your contractor adds you as a "Co-Applicant/Authorized User" on eCLIPSE so you can follow the progress of all L+I permits.

• Use the construction timeline as a tool to keep the project on track. When you talk with your contractor refer to the timeline regarding progress and milestones.

• Visit the project as much as possible, and at least twice a week, to review the contractors' work and address any concerns before they escalate.

• Talk to your contractor DAILY! You want to know what work was completed and if there are any issues.

• Be clear on payment schedule & pay your contractor on time. Be sure to holdback the last payment until all punch list items are completed.

Being clear about project expectations and communication methods will help you build a healthy relationship with your contractor.
