Dear Friends,
After 18 months of pandemic Zoom meetings, it is very clear to me that teleconferences are here to stay. Also, just as obvious, is that there is still a need for in-person meetings as well. What I find missing from Zoom meetings, particularly well-attended meetings, is what I call the “watercooler” talk, and the happenstance of personal interconnections. I find there is a place for both, as well as hybrid meetings. One thing is certain: The business world is never going back to the pre-pandemic predominance of in-person meetings – too much money and time is being saved in travel and expense.
We’re seeing this reflected in the need for office space. Like many companies, all our employees and representatives can log into the company server remotely, and even answer the phone remotely. We took the opportunity at the end of a 10-year lease to downsize our space this year, and if anything, are more productive than ever.
This month’s article is about the environmental reports that must be conducted prior to the purchase of real estate. Quoting from my article in the New York Real Estate Journal, “There are several critical reasons that a comprehensive environmental report must be done, not the least of which is the fact that nearly every lender will mandate such a report. More importantly, however, the law makes you responsible for the environmental condition of the property, whether you contaminated it or not! Therefore, environmental reports MUST be done properly.” For all the details, my article is a 3-minute read, and is essential knowledge if you are considering the purchase of commercial property.
