September 18, 2025
Dear :
The days are getting shorter and the temperatures are dropping (but not by much!) and that means fall is here. Vermont is beautiful in all seasons - yes, even mud season! - but it truly shines during September and October.
The big question this year is, what's our foliage going to look like? My answer is, as of today, Who Knows?!?! I am predicting that it will be earlier than usual, and if I had to guess, it may be peaking as early as the weekend of September 23rd or so. The drought continues with no rain in the foreseeable forecast, and already the leaves are well on their way to turning.
For foliage updates, visit:
Late September also marks the return of the Grafton Nature Museum's annual Fairy House Festival (September 27-28). This is been a big hit with our grandchildren (ages 3-8) and I encourage a visit. It's a fundraiser for the Nature Museum and one of the most entertaining events of the fall season. Information and photos to pique your interest are in the Events section below.
Be well and stay in touch. And, of course, please contact us for all of your Vermont real estate needs.

Weston Theater Presents
"The Twelfth Night Show"
| | |
Shakespeare like you’ve never heard it before! Weston Theater Company proudly invites audiences to The Twelfth Night Show, a genre-blending, music-filled reimagining of the Bard’s classic comedy running from September 26 to October 12 at Walker Farm.
Born out of Weston’s own Writers’ Retreat in 2022 and created by alumni Megumi Nakamura and Jacob Brandt, The Twelfth Night Show turns a band’s last-chance effort to save their beloved theater into a hilarious and heartwarming adventure. Mistaken identities, tangled love lives, and original music collide as four musicians are thrust into the spotlight. This wildly entertaining and joyous new comedy proves that the show must — and will — go on.
The cast features a vibrant ensemble of actor-musicians, many of them returning Weston favorites: Jacob Brandt (at Weston: Hair, Once, Ring of Fire, with other credits including Lincoln Center, Shakespeare Theatre Company, and The Huntington) as Jacob; Eileen Doan (select credits include The Lord of the Rings: A Musical Tale at Chicago Shakespeare Theatre and Civic Theatre Aukland, and Once at Coachella Valley Repertoire) as Eileen; Seth Eliser (at Weston: Ring of Fire, Once, and Pump Boys and Dinettes. Off-Broadway: The Jonathon Larson Project and Beau: The Musical) as Seth; and Allie Seibold (at Weston: Jersey Boys and The Music Man. National and International Tours of Disney on Classic and The Lightning Thief) as Allie.

Green Mountain Gourmet
~ Espresso Coffee Cake ~
| | |
In honor of our new local coffee shop, I am sharing this favorite recipe, adapted from Good Housekeeping. Super easy and delicious. All credit goes to the GH recipe team!
Ingredients
For the Cake
3/4 cup unsalted butter, softened, plus extra to grease
3/4 cup granulated sugar
3 medium eggs
1.25 cups self-rising flour, sifted*
1 tsp. baking powder
1 tbsp coffee liqueur, such as Tia Maria (optional)
3 tbsp. instant espresso coffee*, dissolved in 1 tbsp of boiling water
For the Icing
1.5 cups confectioners’ sugar, sifted
2 tsp. instant espresso coffee* dissolved in 2 tbsp plus 1 tsp boiling water
Notes:
* I prefer Nescafe’s Gold Espresso Blonde Instant Coffee, which has a nice, smooth taste.
* If you don’t have self-rising flour, use 1.25 cups all-purpose flour, 1.5 tsp baking powder and 1/4 tsp salt.
Directions
- Preheat the oven to 375°F.
- Line a 9”x5”(2 lb) loaf pan with a non-stick liner or parchment paper.
- To make the cake, put the butter and sugar into the bowl of a freestanding mixer and cream together until the mixture becomes pale and fluffy. Beat in the eggs, one at a time, adding 1 tbsp flour if the mixture looks like it's starting to curdle.
- Sift the remaining flour and baking powder into the bowl, add the coffee liqueur (if using) and fold everything together. Put half the mixture into another bowl and mix in the coffee powder.
- Spoon a dollop of each mixture into the tin, then repeat with the remaining mixture to create two layers.
- Shake the tin once to distribute the mixture, then swirl a skewer backwards and forwards through it three times to create a marbled effect.
- Bake for 45-50 minutes or until a skewer inserted in the center comes out clean.
- Turn out on to a wire rack and leave to cool.
- To make the icing, put the confectioners' sugar in a bowl, add the coffee and stir together. Pour over the top of the cake and enjoy!

The Great Bennington Battle and Vermont - The surrender at Saratoga of a British army under John Burgoyne, now almost 250 years ago, has long been called the decisive battle of the American Revolution. But perhaps Burgoyne was doomed after the Battle of Bennington, a bloody day of fighting along the Vermont border that happened two months before Saratoga? Historian Howard Coffin discusses the history-changing Burgoyne campaign, focusing on the dramatic battle of “Great Bennington,” which was a Vermont battle as well as a New York battle. He also reviews heroes John Stark and Seth Warner, and the Vermont Constitution, itself about to turn 250 years old. 1:00pm at the Wardsboro Town Hall, 99 Main Street in Wardsboro. https://www.facebook.com/WardsboroCurtainCall/
