Access to land and capital is often the primary barrier for farmers building successful organic operations. For organic agriculture to scale, financing must be structured to be accessible to all farmers committed to stewardship. That is why Amber launched its Series 3 Rooted in Regeneration (RNR) Note offering this fall. Proceeds from the new Offering will be used to purchase and lease farmland to farmers who have historically faced structural, financial, or geographical barriers to land access.

The Series 3 RNR Notes are fixed-income securities designed to provide returns to investors while directing a portion of the interest toward lowering lease costs for eligible farmers. This structure helps make land more accessible to farmers committed to organic practices, creating opportunities for them to build successful businesses while advancing the transition to organic certification.

One such farmer in our portfolio is Justin Butts, a Navy veteran, chef, and first-generation farmer at Black Wind Farm in upstate New York. With support from RNR Note investors, Justin secured financing from Amber to purchase land and establish a permanent home for Black Wind Farm—bringing him one step closer to his vision of reconnecting people to food, land, and each other.

Black Wind Farm is a tangible example of how purpose and profits can work hand in hand to help remove barriers for farmers and build a stronger foundation for the organic future.

FARMLAND SUCCESS STORY

A PATH TO FULL OWNERSHIP: WATERFALL UNITY ALLIANCE COMPLETES LOAN WITH AMBER

In 2023, Amber partnered with the Waterfall Unity Alliance to finance the purchase of a 60-acre berry farm in New York’s Schoharie Valley, helping the Kanien’kehá:ka (Mohawk) people return to their homelands. Today, the Waterfall Unity Alliance has paid off its loan and owns the land outright—a meaningful milestone for the community.

The farm represents a longtime dream: to establish a community guided by Kaianere’kó:wa (The Great Peace) in the Mohawk Valley. The Schoharie Valley holds particular significance for the Kanien’kehá:ka people. In the Mohawk language, Schoharie means “the place of cleansing or renewal.” Amber is honored to have provided financing that helped make this landback milestone possible.

All farmers in our portfolio, whether leased or mortgaged, can purchase the land they farm from us, allowing Amber to redeploy the funds to support additional farmland purchases. We believe lasting progress starts with strong partnerships, and we are proud to have supported the Waterfall Unity Alliance’s efforts to return to their ancestral homelands.

VIRTUAL LAUNCH PARTY WITH AMBER FARMER Q+A

What does it take to build the organic future? We asked the farmers doing the work. Last month, Amber premiered our new 12-minute film and hosted a live Q&A with three of the farming teams featured in the film: Doug Crabtree and Anna Jones-Crabtree of Vilicus Farms, Corey and Rick Johnson of Johnson Family Farms, and Harold and Ross Wilken of Janie’s Farm & Mill.

They shared firsthand perspectives on stewarding the land, transitioning to organic, and building successful farm operations for the long term. Their experiences offer a closer look at the knowledge, commitment, and partnerships that make organic agriculture possible.

Watch the recording to hear from these farmers and discover the people, land, and partnerships at the heart of Amber’s approach to building the organic future.

LEARN & GROW

INVESTOR QUESTION OF THE MONTH

Q: Are Amber’s leases, the perpetual life REIT, and the option for a farmer to purchase the land unique?

A: Yes, to the best of our knowledge, Amber is the only farmland company that offers farmers leases with evergreen renewals, land that is held by an evergreen REIT (not a fund with a defined term), and an option to purchase the land they are stewarding.

The historical increase in farmland values, which makes farmland an attractive investment, also means most farmers don’t own all of the farmland they farm. Amber's leases provide farmers with the land security that enables commitment to the organic transition, the option to lease and profitably transition more land to organic, and the eventual option to purchase and own land that may not have been affordable when they entered the lease.

The evergreen REIT structure also allows transitioned farmland to remain organic indefinitely, in contrast to the typical model in which farmland is intentionally bought and sold regardless of its organic status. A 2024 University of Illinois farmland values report found that 88% of the cash rent lease agreements only had one-year terms. Additionally, in 2024, 21% of those lease agreements had different rates than in 2023.1 Without long-term access to farmland, the transition to certified organic is close to impossible.

THE ORIGINAL ORGANIC FARMLAND REIT

As a corporate guideline, we do not look for specific farmland to purchase or finance. We develop relationships with farmers who want to grow their businesses. We move forward when we have a ready, willing, and able farmer.
