HOW DEALS GET DONE THESE DAYS...
The market remains strong for listings that show well and are priced correctly.  Once price and terms are agreed upon aka the "meeting of the minds", the listing status changes to an "under contract" listing. The negotiations of home inspections and contingencies then take place and set the tone and forward execution of the sale. 
A good realtor will work closely with buyers, sellers lenders and title company to manage the process.  A buyer should always seek to work with the best mortgage officers in order to get pre-qualified and to make sure that the file is complete so that it can stand up to today's strict underwriting requirements and review.  Title companies with experienced processors keep the transaction intact.  When all of these instruments are adjusted and fine tuned the transaction closes successfully. 
FALL REAL ESTATE MARKET ...  STARTING SEPTEMBER 5TH
The day after Labor Day marks the beginning of the fall real estate market.  During this, the fall market, we see an influx of new inventory, as well as, a huge increase in buyers coming to look at properties. Many of the fall market buyers are those that want to purchase a property before any rentals are booked.  Often these buyers are looking at properties for personal usage or they are looking for properties that may be in need of updating and want to use the fall and winter to make renovations.  Potential sellers should begin to prepare properties to go on the market as close to Labor Day as possible so that they do not miss out on enthusiastic, motivated and qualified buyers.  Contact the Walton Team if you are planning to buy, sell or invest in Real Estate.
