We get asked all the time -- 'do you do property management?'
And I always hesitate to answer because 'property management' has so many connotations.
-A property manager could be a Homeowners Association management company
-A property manager could be someone who takes care of homes (like us)
But most often, when this question is asked, the meaning is:
-Do you find renters for our homes, vet the renters, take the rent, pay the local taxes, advertise the home, etc etc etc
The answer to that meaning is NO, we do not. I have never wanted to do the rental piece of home management. In fact, it makes me nauseous to even think about doing it. (Seriously!)
Because I trust my instincts and since my guts say no; means no for me.
It has been a problem over the years as we've had to turn away potential clients who really wanted us to do everything, including the rental piece.
BUT, we have finally found a solution!! And we are very excited about it too!
We have recently formed a partnership with a national property management company (read: they rent homes) who outsources all the care of their local rentals to us.
They are already partnered with all the regular sites, like AirBNB, Home Away, VRBO etc and they do all the advertising, guest vetting, payment management, deposit management etc. And their booking fees are minimal -- just 13%
They only do rentals and their homeowners outsource all local services to companies like Executive Errands®.
As the rental owners' 'on site' support company, we do the 'turns' (clean, check for damages, reset for next guest), greet and do guest orientations, monitor the property, act as the local 24/7 person (as required by city ordinances all throughout the desert), resolve problems for guests and act as a concierge service for the property.
We do rental property maintenance, i.e. handyman services, HVAC, windows, carpet cleaning, etc. And we also create property goods inventories, update home manuals and replenish supplies.
In fact homeowners can use us as much or as little as they want because we customize all our services to the needs of each home! It is the perfect relationship and allows us to say 'YES' when someone asks if we do 'property management'.
Many clients have inquired about renting their homes. After all, it's a fairly easy way to offset your mortgage. But some of them find the whole process a bit intimidating or they worry about their personal items in the home.
