A Message from Matthew H. Maschler
Real Estate Broker

Now is a great time to sell your house. Many northerners have second homes in Florida that they can flock to as a reprieve from the cold weather, so the number of buyers is typically much higher. Buyers are here on vacation, Spring Break, visiting family, etc. If Spring is the traditional "Selling Season" in Florida, why am I saying this now? In February? Isn't this message coming too early? No. You need to start getting ready EVEN if you are only thinking of Selling. | |
|
Maybe you do not know what your house is worth, or how much you can afford to buy when you sell. In order to list your home in March, April or early May, you need to meet with one of my Signature agents right away!!!!
We can help you price your home and make suggestions to declutter. We can make plans with a stager, give you time to make necessary repairs, have photographs taken by our team of the best photographers in town. It takes time to craft a marketing plan and put it into action. Sure, you can rush and any discount agent can throw your house on the MLS, but with the proper time and care, listed by a highly trained Signature agent, we can get your home sold quicker and for more money. I have seen it happen dozens of times.
Also in February we have several EPIC events. We have a FULL BUYOUT of Anthony's Runway 84 www.MeatsBowl.com and the RMLC Kosher Club rides again RedMeatKosherClub.com
Once again we will go OVER THE EDGE on Saturday, February 24, 2024!!!!
Volunteer to rappel down the side of the 32-story Hyatt Regency Orlando OR donate to your favorite daredevil team member!

All monies go to Give Kids the World Village. It is the host resort for terminally and critically ill children who wish for a central Florida vacation.
I hope you enjoy this month’s newsletter.

Dear Matt,
I recently bought a 2nd home in Florida and plan on living in FL most of the year but I also reside in New York for part of the year, would I be able to qualify for a homestead exemption?
Yours Truly,
A Home Owner
|
"All homestead exemption applications must be submitted by March 1!"
| |
Dear Home Owner ,
If you are a permanent Florida resident, you may be eligible for a homestead exemption, which can generally save you an estimated $750 to $1,000 in property taxes each year.
(Did you receive your pink homestead exemption receipt card in the mail? If so, no need to refile. Simply keep the card as your receipt that you have been automatically renewed for another year.)
A $25,000 exemption is applied to the first $50,000 of your property's assessed value if your property is your permanent residence and you owned the property as of Jan.
1. This exemption applies to all taxes, including school district taxes. An additional exemption of up to $25,000 will be applied if your property's assessed value is between at least $50,000 and $75,000. This exemption is not applied to school district taxes. In addition, a homestead exemption limits any increase to your assessed value to a maximum of 3 percent each year or the amount of the change in the Consumer Price Index, whichever is lower.
Three ways to apply:
- E-file - www.pbcgov.org/papa
- Visit one of our five service centers to file in person.
- Complete the application online, print it out, and mail it to our office.
Once you qualify, we will renew your homestead exemption annually as long as you contiue to qualify for the exemption.
Visit pbcgov.org to e-file and for information on other available exemptions for seniors, families, veterans, and more.
Regards,
Matt

Raised in The Bronx, NY, Bob began his affinity for dressing well at an early age. As a child, he would spend many Saturdays at a higher-end men’s clothing store, owned by his dad’s friend, watching and learning about style and fit. With his appreciation of clothing, Bob’s first job was working for Sym’s clothing store where he learned to appreciate the two most important things about clothing: fit and fabric.
"An educated consumer is our best customer!"
— Sy Syms of Syms Clothing Store in The Bronx, NY, and Bob Goldfarb's first boss & mentor.
Bob didn’t pursue a career in clothing, opting instead in 1978 to have a career in executive recruiting, focusing on the highest levels of Silicon Valley technology, starting his own recruiting firm in 1982. With a continuing passion for clothing, and interacting with C-Level executives, Bob always “dressed for success,” wearing the finest suiting, shirts and shoes. In early 2004, due to a collapse of the technology industry, Bob closed his practice.
With a free spirit and desire to do something he was passionate about, starting in 2004, Bob worked for Nordstrom in sales and then became the Men’s Department Manager in Miami and Palm Beach, and then Bloomingdales in the same role, later working in the shoe business.
In 2014, Bob’s entrepreneurial spirit got hold of him and he started Bob Goldfarb Custom Clothing. Bob is a certified clothier/fitter.
Bob is strongly committed to his community with membership in many chamber, business and civic organizations. He has a strong desire to give back and volunteers for multiple nonprofit organizations. Bob and his custom clothing business are award-winning, and his involvement in the community, he says, "sometimes takes as much or more time and energy than maintaining my business."
