Dear Friends, Family, Customers, Neighbors and Colleagues,


As Father's Day approaches, we would like to take a moment to honor and celebrate all the incredible fathers and father figures who have played a significant role in shaping our lives. This special day provides us with an opportunity to show our appreciation and gratitude for their unwavering support, love, and dedication.


One of the gifts my father gave me that I am forever grateful for was how much he taught me. I could never be a successful real estate agent without his love and guidance and the lessons he taught me. I literally grew up learning real estate and that is why I love to share my knowledge with my own children, my customers and my agents. Whether it is through this newsletter or my podcast or when we are talking, I make it my mission to share what I have learned with you. So Happy Father’s Day dad, I love you.


Embracing New Beginnings and Future Achievements


As the academic year draws to a close, we find ourselves in a season of celebration, joy, and reflection. It is with great pleasure and excitement that we extend our heartfelt congratulations to all the graduates who have accomplished remarkable milestones in their educational journeys.


Most of all I want to congratulate all the recent graduates, My own children David and Lindsey, my Nephews Benjamin and Demetrius, all of whom graduated or are graduating High School, and my Niece Morgan who graduated graduate school at Tulane, this year. Watching a generation of children grow to adulthood has been amazing, and seeing all of their friends and classmates graduate fills me with immense pride and happiness. This momentous occasion marks the beginning of a new chapter filled with endless possibilities and opportunities for growth. May you dream big, embrace challenges, and build a future filled with success and happiness.


To all our valued customers and agents, we extend our warmest wishes for a joyful and memorable Father's Day and our warmest congratulations to the graduates in your families. May this special time be filled with love, laughter, and cherished moments with your families. Mintzie Gutstein

After relocating to Florida from Long Island back in 1997 Mintzie worked as a Nursery school teacher at Congregation B'nai Israel in Boca Raton, FL


When her youngest child graduated from High School she decided it was time to return to her first love, selling Real Estate. 


Having her license in New York inspired her to work full time because she no longer had children in the home. 


She decided to specialize in the 55 plus population. It became even more appropriate when her and her husband Lenny ( Century Village Real Estate ) moved into Valencia Falls in 2002. Her niche allowed her to become a maven in Century Village in Boca Raton.

Working primarily with seniors has taught her the importance of patience. Now in her 22nd year selling real estate in Florida she realized that technology has changed the way agents do business and there are still many buyers who have not adapted to that, making the job even more significant navigating on customers behalf.


Although the market has changed many times throughout the years, she continues to love Real Estate and all it has to offer. Being a people person everyday is a new experience and she enjoys the Art of Conversation.



On a personal note, she was born and raised in Brooklyn and graduated from the High School of Art & Design and Fashion Institute of Technology both in Manhattan before moving to Woodmere L.I. Lenny also works with her at Century Village Real Estate and they are the proud parents of three successful children and even prouder of their six grandchildren.

A home buyer may need a survey for several reasons:



1 Boundary identification: A survey helps determine the exact boundaries of the property being purchased. It outlines the property lines and identifies any encroachments or overlaps with neighboring properties. This information is crucial to ensure that the buyer knows exactly what they are purchasing and that there are no boundary disputes or potential legal issues in the future.


2 Easements and rights-of-way: A survey reveals any easements or rights-of-way that may exist on the property. Easements grant others the right to use a specific portion of the property for certain purposes, such as utility access or shared driveways. Knowing the existence and location of easements helps the buyer understand any limitations on the property and potential obligations associated with them.


3 Zoning and building compliance: A survey provides information about zoning regulations and building compliance. It can indicate if the property adheres to local building codes, setback requirements, and other restrictions. This information helps the buyer assess whether their intended use of the property aligns with the existing regulations and if any modifications or approvals may be necessary.


4 Property improvements: A survey identifies existing structures, improvements, and amenities on the property. This includes buildings, fences, driveways, swimming pools, or any other features. Knowing the precise locations of these elements helps the buyer assess their condition, potential maintenance needs, and compliance with local regulations.


5 Lender or insurance requirements: Some lenders may require a survey as part of the mortgage approval process. It provides additional assurance to the lender that the property's boundaries and other characteristics are accurately represented. Similarly, an insurance company may request a survey to assess any potential risks associated with the property and to determine appropriate coverage.


Overall, a survey is a valuable tool that helps buyers make informed decisions about the property they are purchasing. It ensures clarity regarding boundaries, rights, and potential issues, providing peace of mind and reducing the risk of future disputes or complications.
