Project Updates:

Wondering what we have been up to the last few days? Below is an overview to keep the residents informed and what to keep an eye out for:

Metal Fencing around the Pool and Playground Update

An assessment is being conducted before the metal fence project will continue. We anticipate residents will see more movement starting next week.

Common Area Landscaping

I completed a drive with Silos' contracted landscape vendor this week (Sunscapes). We reviewed the service map to ensure all the areas were being serviced, per the current contract. A few notes that I took were as follows:

  • Monthly Mows will be completed by the end of next week
  • We noted 5 dead trees along Silos view and 2 trees that have been removed and only had stumps left. Sunscapes will provide a proposal for removal, and the Board will need to decide if they would like them replaced now - or wait until the Springtime.
  • Mulch will be added to the Back Entrance landscaping beds to cover the exposed drip irrigation in the next few weeks.

Compliance Violations

A comprehensive audit of the Compliance Violation process is currently underway and is expected to take approximately two weeks to complete.

This audit will include a thorough review of the current compliance process, as well as resident accounts, to ensure adherence to the Association's Governing Documents and applicable Texas Property Code requirements. Based on the findings, the Association's Legal Counsel and I will develop recommendations for the Board of Directors on ways to improve the process, making it more efficient, consistent, and effective for both the Association and it's residents.

The Board of Directors will have the opportunity to review the audit findings and recommendations, provide feedback, and discuss any proposed process improvements. This item will be included on the agenda for the July Monthly Board Meeting.

"SILOS" Monument Lights

A vendor recently completed an assessment of the lighting within the "SILOS" entrance monument letters. Following the inspection, the Association received a proposal yesterday to replace the existing lighting equipment with new fixtures.

The Board of Directors is currently reviewing the proposal. This project will be discussed at the upcoming Board Meeting, where the Board will consider the recommended improvements and determine the next steps.

Updates to the Farmhouse!

To make the centerpiece of the Silos Community more inviting, the Onsite Team and I have been busy making some enhancements - we hope you enjoy them!

  • We added a nice seating area on the front porch
  • Updated the Lobby TV with the July Events
  • Moved the couch and added some comfy pillows
  • Added some greenery
  • We will be updating the Coffee Bar next week!

I'm sure there is more, but that's all for this week (I don't want to make the communication too long). If you have a question about one of the projects above or one that I may not have mentioned, please reach out and I would be happy to provide an update.

I appreciate all of the residents that have reached out with a warm welcome!

Have a lovely evening.
