Valley brokers Lisa Westcott and Dave Patterson collaborated on a $7 million record-breaking land deal.

A 16.02-acre lot within the exclusive Horseshoe Canyon at Silverleaf sold for a record-breaking $7 million.

The sale of that lot at 10640 E. Diamond Rim Drive represents a record price for land within Silverleaf, said Lisa Westcott, associate broker and partner at Retsy | Forbes Global Properties.

Westcott, who represented the seller, said she had the property listed for $7.5 million, but her clients, whom she declined to identify, accepted $7 million.

"They just decided it was time to let go," Westcott said. "They decided they were not going to build on it, and they wanted to let somebody make their own dream come true."

Public records show Frederick and Patricia Green sold the lot, which sits next to their 15,603-square-foot home on 6.25 acres.

Dave Patterson, associate broker with Berkshire Hathaway Home Services Arizona Properties, brought the buyers to the table.

While he declined to identify his client, public records show Melissa and John Donnelly bought the land.

It was a collaborative effort between buyer and seller agents, Westcott said.

"I've known Dave a long time," she said. "He had a client who wanted to build."

"It has 360-degree views of the golf course, mountains and the city," Westcott said. The lot has a 2-acre building envelope, which means only two of the 16 acres are allowed to have buildings. The remaining acreage is designated as natural, open space.

"This land is so special," she said. "To have 16 acres behind a guard gate with close proximity to downtown Phoenix for any of the professional sports games, Old Town Scottsdale, or the airport, you still get that elevated view. It's close to everything."

Patterson said his clients haven't determined how large their main residence will be within the two-acre area where they can build.

He said Anthony Salcito has been selected to build the home and Dale Gardon will design it.

If they build a $20 million estate, it will be a good investment when it comes time to sell, Patterson said.

"A monster $30 million [estate] is an unproven market," he said.
