AI and What Real Estate Agents Need to Know

It is a given that real estate agents are adapting and adopting their marketing strategies by using intelligence platforms to replace what search engines had formerly offered consumers. The fact is that the original search engines don’t exist anymore: all search is now AI-enhanced.

This is forcing agents to now reflect this shift when marketing their property services.

The change represents a significant reconfiguration in how potential clients discover real estate agents when using AI-driven platforms such as ChatGPT, Google Gemini, Microsoft Copilot and Perplexity.

Each Platform Requires Customized Approaches

What may not be broadly known is that ChatGPT, the most widely recognized AI tool globally, relies upon the Bing search engine for its source material as opposed to Google. The Bing platform leans more heavily on informative, well-structured content with strong headers and avoids industry jargon and AI-generated content.

Google Gemini is gaining increased use since with every Google search, an AI-generated overview now appears at the top of any Google search results.

The real estate agents who already rank high in traditional search engine optimization will most likely retain an advantage, as Gemini draws directly from Google’s results.

Microsoft Copilot’s usage is also growing as a result of its integration within Microsoft 365, Teams and Edge applications. Copilot, like ChatGPT, depends upon Bing for search functions. This reinforces the dynamic relationship between ChatGPT and Bing.

Finally, Perplexity AI, which is ranked fourth among AI chatbots by PC Mag in 2026, differentiates itself through its transparency in results. Each citation includes a live web link, which allow users to verify original sources and veracity. The Perplexity’s live search capability delivers more immediate results than other AI assistants, which often depend upon older cached databases, making it more attractive to the professional researcher rather than average consumers.

Pending Home Sales Hit 25-Year Low

Contract signings just fell to the lowest level the National Association of Realtors has ever recorded. The culprit comes with a number attached: seven percent.

Pending home sales forecast where the market is headed. The latest reading is of some concern. Were inventories at the higher 2019 levels, it would be of greater concern, but due to higher mortgage rates and lower inventories, such metrics have to be weighed.

The National Association of Realtors (NAR) reports that pending sales fell 7.3% in September from the month before and 11.3% from a year earlier, making this the lowest point since the association began tracking the figure in 2001.

Seven Percent Rates Holding Back Buyers

The driver in this market is the mortgage rates, which have surged, as well as spiking oil prices. A rate determines the monthly payment, and as rates have slowly climbed above the 7% threshold, fewer buyers were able to find affordable homes with affordable monthly mortgage payments. Many buyers were forced to walk away, hoping for a rate turnaround.

Builders are also reporting that buyer traffic has dropped to a 14-year low, another sign that the pullback is reaching across the whole real estate market.

A Virginia agent, Chris Colgan, told MarketWatch about a client who was shopping when rates moved from 7% to 7.5%, which would have added roughly $400 to the monthly payment. The buyer had no choice but to walk away until the rates came more in line with their budget.

But the agent remained proactive and called five different lenders, and one came back with 7.25% on a 30-year loan. The buyers are now under contract. The lesson is simple and worth repeating: the first quote you get is not the only quote you can get.

What is happening between buyers and sellers right now looks a lot like a standoff. But buyers are not the only ones affected by this financial distancing. Sellers are fielding lowball offers and coming to terms with the idea that their expectations may need to move.

Buyers are advised to continue to shop your lender, compare real quotes from several sources, and judge a home by the monthly payment it creates. A quarter point can make all the difference in the world in this pressured market. A home that is priced realistically still gets attention when the pool of buyers shrinks. A home that is not gets passed over. The agent’s true value rises in markets where the fiscal dynamics get more complicated.

Relational Intelligence - RQ

Why the agents who last are the ones who belong, not just the ones with the biggest database.

Technology can now count your contacts, sort your leads, and send your follow-ups while you sleep. What it cannot do is know someone. A database stores names. Relational intelligence builds trust through shared experiences and genuine connection—something you can’t outsource to a machine or an app.

So ask a different question. Not "How many people are in my database?" but "With whom am I meaningfully connected, and how am I building on that trust?"

Count the Connections That Count

Call it relational analytics but understand what it is and what it is not. It is a thoughtful look at the quality of your professional connections, not a way of assigning a sales value to every person you know. It starts with those to whom you hold a meaningful connection. Where do you share a genuine purpose with other people? Where do you both show up consistently, rather than only when you need something? Who knows you beyond your business card, your listings, and your mobile phone numbers? Where do you actually invest your time, your attention, your encouragement, or something useful you know? Which relationships allow both people to give and receive? And which interactions leave you refreshed and ready to go?

None of this replaces tracking your business performance. It is a different review, one that asks whether your professional life contains relationships worth sustaining alongside the business itself.

Community Requires Participation, Not Just Proximity

Community does not happen without intentionality. Sharing an office doesn’t instantly make you collaborating colleagues. You can attend every event on the calendar and NEVER feel you belong. You can remember everyone’s name in the room and still be disconnected personally.

For agents, the invitation is to move from being present to taking action toward something both value. Some accomplish this by serving on a committee at a professional association. Others may join a business group around a shared concern.

Even join something that has nothing to do with real estate at all. The question is not "Where can I get the most exposure?" It is "Where can I contribute to something of value?" That one shift keeps community from turning into just another prospecting machine.

Start With Small Acts of Attention

Building community does not always require a major initiative. Sometimes it begins with noticing the people already around you.

For an agent, it could be:

  • Remembering a colleague's concern and asking how it turned out
  • Thanking someone for their help without attaching a request
  • Showing up to a gathering you would normally skip
  • Offering encouragement when there is no transaction on the table

The Pivots: Identify one connection you have treated as purely functional and be intentional about asking a genuine question, and make time for the answer.

Give something useful without expecting an immediate return.
