Whether you’re a new resident or have been part of the Sincuidados community for years, it’s always helpful to stay informed about HOA policies. The Design Guidelines set standards for home modifications and landscaping, ensuring we preserve the natural beauty and visual cohesion of our community.
Now that it's Spring, it's a good time for a refresh. Subsection III of the Design Guidelines provides the terms and conditions for modifications to existing residences and lots.
- Approval Process
-
All exterior modifications require prior written approval of the Design Review Committee (DRC). Projects such as adding fences, installing solar panels, making structural changes, or revising landscaping require DRC review and approval.
-
Submitting a request to the DRC is essential for both small updates and major renovations. A detailed application process is outlined here (https://sincuidados.org/wp-content/uploads/2023/09/Sincuidados-DRC-Guidelines.pdf), including necessary documentation and fees.
- Community Living and Landscaping
- Landscaping must harmonize with the natural characteristics of the Sonoran Desert.
- Indigenous plant material must be used and prohibits changes to the natural desert environment without approval.
- Erosion washes, open spaces, and native flora and fauna must be preserved and maintained.
- Compliance with City of Scottsdale requirements to protect the desert ecosystem is mandatory.
- Construction Activity
- Owner or contractor construction activity (new construction, remodeling, or site renovation) is restricted to specific times.
From October 1 - April 30
Monday - Friday: 7:00 a.m. - 5:00 p.m.
Saturday: 8:00 a.m. - 1:00 p.m. (quiet work only)
From May 1 - September 30
Monday - Friday: 6:00 a.m. - 5:00 p.m.
Saturday: 8:00 a.m. - 1:00 p.m. (quiet work only)
No Work on Sundays
- Construction personnel must leave the premises by the end of the designated construction activity period.
- Owners are responsible for the behavior of their contractors including speeding on open roads, maintaining proper etiquette and respect for other community members, and cleanliness during construction.
Note: The DRC has the authority to enforce compliance and assess fines for violations.
This process helps maintain the integrity of our community while allowing homeowners to personalize their spaces. Whether you’re planning a small update or a major renovation, submitting a request to the DRC for review is an essential step. This process helps maintain the integrity of our community while allowing homeowners to personalize their spaces.
