Summer Sales and More!!!!


We have some exciting news in this newsletter so please take a couple of minutes to read it.  Our subjects are the summer heat and its effect on our camera and drone equipment, our summer long sales program, new property intelligence reports, our new photographer in Queen Creek, our July flyer program and exciting information about who just bought Matterport.

SUMMER HEAT NOTICE


Arizona summer temperatures can be very hot in the afternoons.  While 110° to 115° in the "shade" is common,  drones and camera equipment in the sun will be dealing with temperatures much higher than the air's temperature.  On a hot sunny day, put your hand on the metal lid of a car and you can get a bad burn. The metal is far hotter than the air, because it is absorbing energy directly from the sunlight far more rapidly than the air is absorbing energy.


Camera and drone cases and batteries have this same absorption issue.  Because of this, please schedule your photoshoots requiring a drone or more than 10 exterior photos in the morning hours or towards sunset.


SUMMER SALES


Both the NAR and Zillow have consistently reported that homebuyers want to see floor plans more than videos or 3D tours.  That is why Snap2Close includes floor plans on all of its photoshoot packages.


Our Bronze Package includes a Standard Floor Plan like the one below on the left hand side.  Our Silver, Gold and Platinum Packages include the Plus Floor Plan, which includes fixed furniture and is displayed below on the right hand side.

As you can easily see, the Plus Floor Plan, which includes “Fixed Furniture” is much more informative to the homebuyer than the standard version. We have an upgrade to our Bronze Package orders, to upgrade their Floor Plan to the Plus version for only $20. Our summer sale bonus is to offer that upgrade at 50% off which is way below our cost.

Property Intelligence Reports


Get used to this new term, because CubiCasa and Matterport are making huge leaps in this area and others will soon follow.   By the way, “Property intelligence” can be defined as actionable insights on any point of information on a property, driven by the combination of data, technology, and (AI) artificial intelligence.  This range of data includes property characteristics, location, condition, and market trends. 


Property characteristics include details about the size, layout, and features of a property. It is in this area that CubiCasa and Matterport are leading the way.


I will start with the CubiCasa Home Data Report which is a print ready PDF document detailing the room measurements and dimensions of each room, and disclosing whether the room is included in the total square feet, the GLA plan (Gross Living Area), and whether it is Heated, Finished, Enclosed, Contiguous, Permitted, a Wet Space, an Addition or Conversion. This can be really valuable information for a homebuyer.


I am including two images of the report in this newsletter, but I strongly suggest that you download the report so you can view the entirety of the report.

The sample I am providing here is for a 9 page document and includes a home with a screened porch, unairconditioned utility room, and a garage. This report is an excellent document to leave at your listing for potential homebuyers to take with them. We also make this a downloadable file on your Unbranded (Virtual Tour link on ARMLS) property website and on your Branded property websites.


This report is automatically added to our Silver, Gold and Platinum Packages and is available as as an upgrade on the Bronze Package when you when you choose SUMMER SALE: (1) BRONZE PACKAGE 2D FLOOR PLAN on the Add-On services.


Matterport’s Property Intelligence’s “Property Report” is available on our Platinum Package and for customers ordering a Matterport 3D Tour. The report adds the ceiling height of each room if it is not vaulted or over 15 feet in height. It does not include all of the data included in CubiCasa’s Home Data Report, but it will be available on your Snap2Close Portal and property websites. Here is a sample document. We will chat more about this Property Report in next month's newsletter.


Since both of these documents utilize floor plans and room measurements then I feel it is necessary to make a comment about the total square footage that each county lists with a property. The county usually displays an exterior drawing of the home and includes external wall measurements.  


Numerous surveys and reports will consistently tell you that if you had 5 appraisers measuring the same home, then you would end up with five different total square footage answers. To learn more about this subject then I invite you to read my most recent posting on Charlie’s Chatter called “Floor Plans: The Good, Bad and Ugly”.


One last note on this subject. Both CubiCasa and Matterport’s floor plan measurements are significantly more accurate than the Zillow floor plans.

CoStar Acquires Matterport 


This acquisition is probably the most amazing news in the real estate industry. Let me start by telling you CoStar is by sharing some of the companies they own:  Homes.com, Apartments.com, and LoopNet. Their acquisition of Matterport for $1.6 billion will allow the company to significantly increase their investment in R&D, as well as AI and Machine Learning.

JULY Free Property Flyers


Starting in July, Sydney and our Customer Support staff will be developing flyers for you. While Bronze Package orders can always use our free flyer generator listing under “Marketing Materials” on your Listing Cards, our July program will take this much further.


Starting July 1st, we will be preparing one and two page flyers for our Silver, Gold and Platinum packages. Our Platinum Package will even include the printing at your closest FedEx/Kinkos office.


We will go into much more detail about this program in our July Newsletter.
