Market Update:
Following the unexpected surge in activity in December 2025, the market's momentum did not carry over into the new year…yet!
Key statistics for January in Sonoma Valley showed a mixed performance. While new listings increased 14% year-over-year, they dropped 21% month-over-month from December. We attribute this partial slowdown to listings that were temporarily taken off the market during the holidays for a planned relaunch, an impact we only began to feel in the last few days of the month.
The number of closed sales was up year-over-year but decreased month-over-month. The more disconcerting metric in January was the median sales price, which saw a considerable decline of 43% year-over-year and approximately 16% from the median in December.
The January sales statistics mostly reflect the very slow holiday market of December and early January when the offers were negotiated and accepted, which is why January typically sees very low sales volumes - often the lowest of the year - and weak demand stats. This can be expected to shift rapidly in the coming months.
