Neighborhood Developments

Hello,

Many have asked, here is what the SPEHA Board Knows --


Regal Theatre, S. Monaco St. Pkwy. The owner has notified the other property owners at the former Gart property site that the theatre will be torn down. The property owner, Realty Income, Inc., told us the reason is to prevent vandalism and liability. In the meantime, a commercial broker told us that the property will be put up for sale.


TownePlace Suites, S. Monaco St. Pkwy. About a month ago, the property owner requested the Association’s consent to convert the extended stay facility into 112 multi-use apartments. Apparently, Marriott no longer will maintain its brand on the facility due to “neighborhood decline.” The owner informed us that it can either convert to multi-use apartments or accept a lesser brand, such as American Extended Stay. The Board rejected the owner’s proposal to convert to multi-use apartments.


Chili’s Grill, S. Monaco St. Pkwy. Chili’s has requested our consent to some exterior improvements. We will try and meet with the owner to inquire what its long-term plans are for Chili’s.


Big Pile of Dirt parcel, S. Monaco St. Pkwy. Nothing to report, except we heard that the owner of Regal Theatre objected to the use of this parcel as a childcare facility.


Cherry Creek Dentistry, S. Monaco St. Pkwy. We have met with the owner, who informed us of the dire condition of the Gart site due to the homeless and transients that constantly travel through the property.


Provolino’s, 3563 S. Monaco St. Pkwy. This new restaurant is set to open soon, and we are excited to welcome a new restaurant in the neighborhood for all to enjoy.


Embassy Suites, 7525 E Hampden Ave. We have recently heard that Embassy Suites has been purchased and will be converted to a temporary family homeless facility that will house both homeless and migrants until they can find permanent housing. Salvation Army is expected to manage the facility. A community Information Meeting is scheduled for December 16, 2023, at 10:00 am, at Hamilton Middle School Cafeteria.


24 Hour Fitness, 7400 E Hampden Ave. The 24-hour fitness in the Whole Foods shopping center is planning to vacate the business center. We are not sure what will go in its place, but it is another location leaving our community.


Obviously, the Board is concerned about the recent developments and the homeless problem that has material and adverse effects on our neighborhood. We have discussed this problem at numerous Board meetings. Our goal is to encourage the overall development of the former Gart Property in a manner acceptable to the Board and its members and create a safe environment surrounding our neighborhood. The problem is to find a developer that can aggregate the other owners in an overall development plan. Our next Board Meeting is on December 13, 6:30-8:00 pm at a place yet to be determined. We want to get your feedback on these matters.


The SPEHA Annual Meeting is scheduled for Wednesday, January 31, 2024, at Southmoor Elementary School, 755 S Magnolia Way, starting at 6:30 pm.


Denver Police Survey: Your Opinion Matters

Between today and December 8, 2023, your Denver Police Department encourages residents and those who work in the city to participate in the Denver Public Safety Survey, accessed at DenverPublicSafetySurvey.org.


The survey, conducted independently by Dr. Jacqueline Helfgott, Director of the Seattle University Crime and Justice Research Center, will assess residents’ top safety concerns, the most prominent public safety themes shared by participants, and measured community perceptions of public safety in Denver, such as:


  • Police legitimacy
  • Resident participation in public safety initiatives, such as neighborhood watch, police advisory councils, community meetings, etc.
  • Neighborhood social cohesion/connections
  • Perception of low-level misdemeanor/public order crimes
  • Fear of crime


The anonymous online survey is available in 13 languages, includes 48 questions, and typically takes approximately 15 to 20 minutes to complete. Once the survey window closes, Dr. Helfgott and her research team will analyze the data for two to three months. Once the findings are completed, DPD will evaluate the neighborhood-specific areas of concerns while working to create tailored plans to address those challenges while continuing to engage residents regarding their concerns and possible solutions.

Drive 20 mph -- Schools are Open!

Are you aware that residential speed limits are now 20 miles per hour? The City Council lowered the speed limit on neighborhood streets from 25 mph to 20 mph in late 2021. No matter how important your destination is, whenever you are driving through our neighborhood, you must make those children and the other pedestrians (including our visually impaired residents) your highest priority. No one is perfect in this respect, we know, but please try even harder to drive slowly in our neighborhood.
