Our team has been very busy lately and in this Treasure Coast Florida home market. Experts are predicting that the robust housing market will continue. A recent article in the Indian River Press Journal stated that the median sales price for a single family home in Indian River county was $386,940 for the month of April, 2022. Therefore, Indian River County is still a relative bargain, when you compare Indian River County to Martin County, just south, where median home prices were $619,900 for the same month of April, 2022 (Page 1, TCPALM Press Journal, 5/29/22).
Inventory is still at an all time low for any home category. Indian River County had just 1.3 months of inventory in April, while a normal market has 3-4 months of supply (TCPALM.com, 5/29/22). So we anticipate that the market we are selling in will continue to see a very robust sales pace and price. And that seems to mirror what Midwest and northeast states are experiencing.
So always advise our clients buying in this market to think longer term, and make purchasing decisions based on having the home for 7-15 years. That time period should buffer any market volatility and potential short term price decreases in future years. In any case, buying is more affordable than renting. Rental prices are at a fever pitch, due to a severe shortage of rental units.

Statistics developed by the REALTORS® Association of Indian River County through its Multiple Listing Service and in conjunction with Florida REALTORS® reflect the following for April 2022 /2021. The Residential closed sales of single-family detached homes totaled 291 units for April 2022. This compares to a total of 426 units in April 2021. The median price of single-family detached homes sold by members of the REALTORS® Association of Indian River County MLS for April 2022 was $390,000. This compares to a median price of $320,000 for April 2021. Current active inventory of residential single-family detached homes total 409 for April 2022. This compares to the active inventory of 419 for April 2021.
The Residential closed sales of condominium homes totaled 117 units for April 2022. This compares to a total of 150 units in April 2021. The median price of condominium homes sold by members of the REALTORS® Association of Indian River County MLS for April 2022 was $268,000. This compares to a median price of $227,450 for April 2021. The Median Sales Price for Brevard Single Family homes is up 22.3% to $360,000 compared to a year ago, which was $294,450.
Months' Supply of Inventory is 0.0% to 0.9 months, no change from 0.9 months in April 2021.
Traditional Sales are down -11.2% with a median sales price of $361,000.
Foreclosure/REO Sales are down -66.7% with 3 closed sales and a median sales price of $230,850.
Short Sale Closings are down -50.0% with 1 closed sale and a median sales price of $300,000.
