Summer 2026 From Smitten Real Estate

The Minnesota Summer Market Has Arrived!

The Minnesota summer market is officially in full swing, and if you've been waiting for the perfect moment to jump in, you might notice that the rhythm of the Twin Cities market is looking a bit different this year. While previous seasons have been defined by low rates and frantic bidding wars, this year's market is driven by buyers and sellers with more intention behind their real estate goals.

As of late May, the average 30-year fixed mortgage rate is hovering around 6.5% to 6.6%. While we're watching the Fed closely for any signals of a summer cooling, buyers have largely stopped window shopping, and are moving forward with their plans.
Data from Coldwell Banker shows that one in three sellers is now willing to part with their sub-5% rate to list their home, finally helping to ease the lock-in effect that has kept inventory light.

A Twin Cities Snapshot

Inventory is Ticking Up: Inventory is ticking up across Ramsey and Hennepin counties, giving buyers more breathing room and a wider selection of homes than last year. Across the Twin Cities metro, homes are generally spending about 40 to 50 days on the market, though well-priced, single-family homes are still going pending in as little as 18 to 30 days.

Balanced Values: Twin Cities home prices are flattening into a measured pace. Metro prices are holding steady, meaning success right now comes down to smart, hyper-local pricing strategies rather than peak speculation.

Comeback Buyers: We're seeing a surge of buyers who paused their search last year re-entering the market this spring with a renewed focus.

At the Coldwell Banker Crocus Hill office, sellers are focusing on meeting the market through great staging and precise pricing, while buyers are tuning in on long-term value.
