Greetings Friends!

I was on the gondola the other day and a visitor from L.A. said it was his first day of the season. Of course, we all asked why and it was because he heard skiing was horrible this year. We thanked him for not coming all winter so we had more for ourselves! It is really interesting what makes people cancel or postpone their trips to Aspen. Truthfully, I love to ski so much that every groomer was great and I actually “caught” one of the 12 inch dumps last month and had a truly joyous day in a snowstorm on the back country snowcat. But, seriously, so many people come now just because “it’s Aspen!”

So, even if you hear there is not enough snow (for you), the alternative activities bring people for all seasons. Check out our list below. This is why we ARE ASPEN!!!

My longtime girlfriend from the 1980’s-Paula Loud- came in for a few days from Cabo (her latest winter home) and showed me fabulous activities other than skiing. It's called “pick anywhere for lunch and then, shopping!” Both Clark’s Oyster Bar and St. Ambroeus, across the street, were full at noon. We settled on poke bowls and ramen at Jimoto which is always a great choice.

Then, of course, the new Chanel where we saw our old friend, “Big Dave” the security guard at all our old timer parties-now he is busier than ever securing very high-end stores! I have to say Paula’s choice of Alice and Olivia at 419 E. Hyman had very cute funky and fun clothing. Gage sold his heart out to us and I must admit that it was the best time I had shopping in years!!

REAL ESTATE UPDATE

Well, the stats year to date should wake everyone up. 10 Ute Place is a GREAT EXAMPLE- Perfect location-easy walk to gondola and town. Listed last June, 2025, for $50,000,000 but needs a complete remodel so buyers and brokers rejected over $7,000/sq ft. It recently closed for $31,000,000 or a little over $4,000/sq ft allowing the new buyer to spend the $1-2,000/sq ft to completely remodel… OR, Boogie’s estate is a great example-on the market in 2014 at $28,000,000, and finally closed recently for $42,000,000 easily rising with the market for 11-12 years while seller waited for the Buyer HE WANTED…

To summarize, if the seller insists on STUPID pricing, then we can bring in stupid offers and help our buyers get a great buy….On the other side, if Seller has an irreplaceable property in the perfect location with extremely high end forever finishes-they can go for the GOLD!!
